In the verdant countryside in the heart of Tuscany close to Cortona, is located Villa Capezzine, which is a cosy retreat for your holidays in complete quiet and relaxation.

The villa is bright and luminous furnished in keeping with the typical Tuscan style but with modern touches such as the fully windowed living room, which makes the villa very pleasant and enjoyable even in case of bad weather, as you will feel like you are in the open air from the comfortable sofas.

The garden is a velvet lawn all around the house and it offers nice views of the surrounding countryside and a very special vista of the hill town of Cortona from the delightful pool.

Accommodation: Villa Capezzine is 90 square meters and it is completely on the ground floor. It sleeps 5 persons in 3 bedrooms with 2 bathrooms with shower.

You enter the villa from the open living-dining room with fully equipped kitchen on the opposite side. The living room has comfortable sofas on one side of the room with large windows extending all over. On the other side, a large dining table is right in front of the fully equipped kitchen. The living room opens directly on to the outside area equipped with sun umbrella, table and chairs for your al fresco dinners.

From the living room, you access the three bedrooms which are two doubles and one twin. One of the bedrooms has ensuite bathroom with shower and the occupants of the other two bedrooms share the other bathroom with shower.

The two double bedrooms and the living area have air-conditioning.

Garden and swimming pool: You enter the villa from the iron gate and access directly the parking space beside the garden area. The green lawn is perfectly manicured and completely surrounds the villa.

On the other side you can find the private refreshing pool ( 8x4 meters) with roman staircase. The pool area is also equipped with sun umbrellas, sun lounges, table and chairs to enjoy the quiet views of the peaceful countryside extending to the town of Cortona, especially charming with its lights at night.

Location: The nearest village is Centoia, only 2 km away, there you can find a grocery shop and a bar. Cortona, which is a large town boasting wonderful art and architecture as well as all modern services is 15 km.

Villa Capezzine is located close to Cortona and Montepulciano as well as with easy reach of most important Tuscan places of interest. The nearest airport is Florence (about an hour and a half). Pisa is about two hours and Rome airports both about two and a half hours away.
