External Description:
Typical historical Tuscan villa with exclusive swimming pool. This independent villa, built in the second half of the 18th century, is the center of a property of over 18 acres of woods and olive groves. It is on the last western slopes of Mount Albano, approximately 250 meters above sea level. Originally it was composed of two farm houses which have been joined together (maintaining however a certain independence if required).
The owners have carried out a rigorous and accurate renovation using only materials (such as stone) from the surrounding area and period while ensuring a structure which respects the norms of bio-architecture.
The living areas have been renovated with a careful eye for details - antique furniture, (some going back as far as the 16th Century.) antique ornaments, paintings, doors, prints and Persian carpets. On the other hand, the house has every possible modern comfort.
The outside of the villa is covered with typical local stone as are almost all the houses in the surrounding area and keeps the original aspect of when it was built two hundred years ago.
The villa overlooks the typical Tuscan countryside - hills and olive groves, woods of chestnut and durmast trees - all immersed in an oasis of peace.
The road in front of the villa leads only to the few surrounding houses. The few cars which pass by belong to the people living in the area. All in all a complete immersion in total silence.
In the huge garden of 3.000 sqm, you will find the beautiful swimming-pool, 8x16 meters and 1.40 meters depth, which is exclusive to the guests of the villa. It is situated on a natural terrace a few meters below the villa level and has a wide view of the valley below. It is an infinity pool and is equipped with hydro-massage, swim-jets system for water treadmill and changing room with shower and WC. The night lighting of the pool and its surrounds is particularly suggestive. The cleaning system of the pool insures utmost hygiene and eliminates any possible inconvenience caused by the chlorine. The water is slightly saline and contains the same percentage of salt as the human eye. The pool is open from mid April to mid October (under normal climatic conditions). There is a sunbathing area with umbrellas, chairs, tables and outdoor chaise lounges. Further down to the right of the pool there is a relax area with a gazebo and chairs.

The villa is located in an area called the Valdinevole, as yet unruined by mass tourism, and presenting all the characteristic natural and artistic aspects of the Tuscan countryside.
The villa is most strategically placed: away from the chaos of the cities but with easy access to Tuscan "musts". In fact, 95% of the symbolic Tuscan landmarks can be reached within an hour and a half by car.
Montecatini Terme (5km.) is 50 mins. to Pisa and 50 mins. to Florence by train. Monsummano Terme (2km.) is the nearest town and has 15.000 inhabitants and all necessary facilities and shops etc.
Within a range of 15/20 mins. by car there are many places of interest to visit - the Giusti Grottos with their hot thermal baths, the Monsummano caves, the Pistoia hills and mountains (skiing in the Winter), the Svizzera Pesciatina, innumerable Romanic churches, the Fucecchio swamplands (of great interest for the local flora and fauna).

===== ACCOMMODATION DESCRIPTION =====
The villa (350 sqm) is divided in 2 floors. All the rooms have mosquito nets and are air-conditioned.
Ground floor: The courtyard leads into the main entrance of the villa. In a niche on the left hand wall there is a precious terracotta Madonna with child, originally painted, of the 17thC. Going from the entrance into the main part of the house on the left we have the fully-equiped kitchen, a spacious area dominated by an antique fireplace in cotto and stone (pietra serena), next to the kitchen there is the laundry with a large washing machine. Leaving from the kitchen into the main part of the house there is a very large sitting room with armchairs and divans, one of which becomes a double bed. Lounge / dining room: this room, which is 80 sq mtrs, has to the right a large 18thC dining table with 8 17thC walnut chairs and 2 armchairs covered in velvet and originating from a Florentine villa where the famous poet Gabriele D' Annunzio lived for a certain period with Eleonora Duse. Service bathroom with a Jacuzzi shower and cotto pavement. "Green bedroom" with double bed and north facing veranda with a suggestive view over the pool.

First floor: Composed by 3 bedrooms and 2 bathrooms:
"Blue bedroom": with 2 single beds (that can be put together to make a double bed), which on request can be united. The paintings are French, the 18thC walnut wardrobe is from Piedmont and the chest of drawers is Liberty.This room shares the bathroom of the red bedroom.
"Red bedroom": double bedroom with ensuite bathroom shared with the blue bedroom. The bathroom has two doors, one for the blu and one for the red bedroom. A multifunctional Jacuzzi tub and shower with chromo and ozono therapy. Above the bath there is an oval stone window with a lovely view out over the valley and olive trees.
"Yellow bedroom": This is the master bedroom and it is 30 sq mtrs. The bedroom itself has a very tall Piedmonte 18thC oak wardrobe, a king-size brass bed above which hangs a large Madonna and Child ,an oil painting of the Bologna school of the 17thC. In front of the bed is a French window with a lovely view over the Southern valley and up to Monsummano Alto which is illuminated at night. This bedroom has an ensuite bathroom with a Turkish bath with Jacuzzi shower, aroma and chromo therapy and there is magnificent view of the valley through the large double window.

Our Opinion
This is an amazing property decorated with authentic of pieces of art, spacious bedrooms, plenty of space in the communal areas and an amazing garden with a large swimming-pool. Recommended for families or groups of friends who want to spend a wonderful holiday on the green and famous Tuscan countryside in an area famous for it's thermal water (Montecatini Terme) and near the highway that reaches Florence with Lucca and Pisa.
