All the bedrooms have modern A/C. The space at ground floor doesn't need air conditioning because all the ground floor is kept naturally cool by the thickness of the ancient walls of the Villa.

· A loggia is furnished for outdoor living and provides an oasis for friends and family to enjoy the great outdoors in supreme comfort offering precious shade on sunny days or cover during inclement weather. Here also some traditional indoor furnishings and other design touches create a welcoming feel and a fridge for keep cool beverages.

· A covered terrace, adjacent to the kitchen, is ideal for al fresco dining
featuring a large table that can sit up to 10 guests. A large charcoal
barbeque is available for your grilling dedicated meals.



· The PANORAMIC PRIVATE HEATED POOL

The wonderful Salted-Water pool is perfectly maintained at all times.

Being fully exposed to the sun all day, the pool’s water gets very warm (often more than 31-32 Celsius/88-90 Fahrenheit) during the summer months, while it is heated during the Spring and Fall.

The Pool features a full set of comfortable sun loungers for 10 and two umbrellas.

A Sundeck is built adjacent to the in-ground private pool to offer a
place for entertaining and relaxing.

From here you can enjoy a fantastic view of the valley and the famous Tuscan rolling hills. Being exposed to the sun practically all day, the pool water reaches ideally warm temperatures (often up to
30-31 Celsius/86-88 Fahrenheit).

The Pool is Open from 1st of March to 30th of November( size: 5 X 10 m/ 16. 4 x 33. 8 feet; depth 1.40 m/ 4.6 feet).

The Villa’s location is by far one of its best and most important
features. While immersed in the beauty and quietness of the typical Chianti landscape it is located just about 8 miles away from Florence Centre (about 15-20 minutes driving without trafic).

The view is breathtaking from all around the property surrounded by more than 40 acres of land belongs to the private family Estate.

In Impruneta (at walking distance, just 1 mile away) you can spend enjoyable evenings with its plethora of restaurants, gelato Shops, Bars, a Bakery, a Supermarket, ATM and a Pharmacy. In Town, also a Farmer’s Market and a Fish market once a week.

The property is situated in a privileged position and strategically located and offers stunning views of the Florentine countryside.

More than 900 olive trees all around belong to the property.

The Villa is an ideal starting point to visit some of the most renowned Tuscan towns

VILLA NOTES

Pets are welcome and allowed and is provided basic equipment, upon request and Extra charge. Please ask to the owner.

We think rental car or a private Driver is essential for a comfortable stay. We are more than happy to arrange a car or private driver for you during your stay, please just let us know at time of booking.

Upon request is possible to accomodate 3 more guests (tot of 13) in the Cottage in front of the Villa. Otherwise it remains closed and used as Storage.

Not Included in the rent:

· Tourist tax required by the Italian Government €1.50 /night/person, max. for 7 nights – Guys under 18 are exempt

The Villa is perfect for Wedding, Honeymoon, Birthday and Anniversary.

A wedding/event fee, for the permission to hold the wedding at the property with non-villa residents attending, would apply extra (the amount varies according to the final number of guests).
