Located in the famous province of Sienna, you are in the even more famous commune of San Casciano dei Bagni. Indeed, the 4C village of San Casciano dei Bagni, just 2 kms away, holds the official title of one of the "prettiest villages in Italy" (borghi piu belli d'Italia)! Many country trails lead to the village from the villa. And once there, you’ll find bars, restaurants, shops… a bustling little borgo with fantastic views all around!

The area of San Casciano dei Bagni is famed for its 42 hot water springs. Throughout the ages, Etruscan and Roman nobility, including Augustus, the famous Roman emperor, have gathered here to luxuriate in waters of 40+ degs C. And it’s free of charge!

All of this is just 2 kms from the villa!

In addition, there’s the famed and beautiful Lake San Casciano (2 kms sq), 15 kms from the villa.

This fairy tale Tuscan villa + cottage with pool, set in extensive grounds and parkland sleeps 14 adults + 4 children/young people.

Importantly, the owner wants to emphasize that if you are not into serenity and mediation, that if you prefer the boom boomy din of the disco, you can make AS MUCH NOISE AS YOU LIKE. You can hire a band and/or you can sing and dance in the grounds all night long.

This is a fantasy place, where you can release your inhibitions any way you like!

This idyllic hideaway is a perfect venue for wedding feasts, anniversary events, special reunion celebrations and birthday bashes. We, even, host end of school or college semesters and graduations for young people aged 18 +, many might say, a brave move on our part!!

Obviously, we trust that everyone, especially the youngsters, will respect the property, the pool and the grounds AT THE SAME TIME as partying the night away.

REFUNDABLE DEPOSIT DAMAGE – no one has ever been charged !

There is a refundable damage deposit of 500 euros that we take as an insurance policy against VANDALISM or SERIOUS damage. However, to date, in 20+ years, we have NEVER had to charge anyone - the damage deposit has always been returned in full. We do not count broken glasses, plates or the like as “damage”!

FAMOUS PLACES TO VISIT NEARBY….

30 minutes from major tourist spots, you find a myriad of hilltop villages, small towns and world class vineyards + wineries (where wine and olive oil tastings are offered at all entry levels). You can visit organic farms, go hot air ballooning or trek the area on horseback or by bicycle (powered by request). We can arrange any of these activities for you - subject to availability.

Easily accessible by car are -

Montalcino, Montepulciano, Pienza, Val d'Orcia, Val di Chiana, Assisi, Orvieto, Maremma + Monte Amiata - 40 minutes
Siena, Arezzo, Perugia - 1 hour

EQUIPMENT IN VILLA + COTTAGE….

Both the villa and the cottage are :

fully equipped with dishes, crockery, cutlery and other kitchen equipment, tables, chairs + strong Wi-Fi (20 Mbps speed - can be increased for a fee). Dining + lounge furniture is both inside and outside.

The villa contains :

- 1 dishwasher
- 1 microwave oven
- 1 oven and 1 hob with 5 gas burners
- 1 coffee maker for American coffee + 1 professional capsule coffee machine
- 1 fridge/freezer

The cottage contains ALL THE ABOVE but no dishwasher.

In each of the 7 bathrooms :

Hair dryer
Bath foam soap + shampoo for entire stay

GUARANTEED PRIVACY

Both properties are bright and fresh. And, most importantly, BOTH properties, the pool and the grounds are yours exclusively. Here you are guaranteed total privacy.

At a discreet distance from the main villa, camouflaged by trees, there is another property where the owner lives in complete privacy. She has her own private entrances and fenced grounds - see aerial shot of the grounds.

However, she is available for concierge services 24 hours/day, should you require anything whatsoever. Otherwise, you need NEVER see her.

RESTAURANT DETAILS…

The owner’s large villa also houses a PRIVATE restaurant - to be patronized ONLY and EXCLUSIVELY by YOU, should you require breakfast, lunch and/or dinner on site.

If and only if you wish, A CONTINENTAL BREAKFAST (NOT INCLUDED IN THE RATE) can be delivered to your villa. Or, you can breakfast in the restaurant or on its terrace. Absolutely not obligatory - it’s an optional extra!

Our master chef operates the kitchen. He also has a famous restaurant in the local vicinity.

However, it is to be emphasized that the onsite restaurant service is NOT mandatory. It is not included in the rate. It is an OPTIONAL EXTRA.

When you are not using the onsite restaurant, it remains closed. It is EXCLUSIVELY for your use IF/WHEN you wish to avail yourself of our chef’s services.

You can negotiate the menu with the chef on arrival….. particularly if you have special requirements. And/or prior to booking, we can send you info according to your budget and requirements.

Vegan, vegetarian and gluten free dishes are amongst his specialities. So if you have any kind of food intolerance - just inform him and he will produce dishes to suit you.

COOKERY LESSONS..

If you wish to learn the secrets of Tuscan tastes and cuisine, our master chef offers cookery lessons, wine tastings, olive oil tastings etc at all entry levels.

EVENTS….

Our master chef is very experienced at organizing such events - all at rates to suit your budget. Indeed, he has hosted many celebrity guests here at “your” villa, all of whom have extolled his many virtues! For privacy reasons, we are unable to name names. But, believe me, we have hosted some very famous people here, from football, fashion and politics to top models and actors!

Events can accommodate up to 80 persons comfortably. The cost to be negotiated, according to your requirements.

WEEKLY RATE INCLUDES -

Welcome dinner
2 hours daily clean except Sunday
Water and general electricity for house - lighting and cooking) and gardens (lighting)
Change of sheets on Saturdays
Change of bath towels on Wednesdays and Saturdays

In winter, the house is already warm when guests arrive. The villa has 3 pellet fireplaces, each of which is prepared for use upon arrival. 4 pallet bags are provided. If you require more bags the cost is € 7 euros/bag
