- EuropAssistance insurance to cover penalties in the event of cancellation of the stay = In addition to objectively documentable and unpredictable health or work reasons at the time of booking, you can cancel and be reimbursed in case of reasons related to: Covid-19 infections, epidemics and pandemics that directly affect you, your travel companion or family member; terrorist attack that hit the place of stay.
- Stay cancellation guarantee for Lockdown = In the event that you have to cancel your stay due to lockdowns issued by governments in the 30 days prior to check-in due to the evolution of the Covid-19 pandemic: national lockdown Italy; local lockdown in Italy concerning the area in which the booked villa is located ("red" area or impossible to reach due to official restrictions on free circulation); national lockdown of your country of residence; local lockdown in Italy in the Municipality or in the area of residence.

Cosciano is located in the heart of the Val di Cecina hills, a short distance from the small borgo of Montegemoli that dates back to the 14th century, when its castle was built to protect the saltworks. The villa, with a magnificent view of the town of Volterra, is framed by typical Tuscan scenery that surrounds us as soon as we climb the road leading to the property. Cosciano stands in an estate of 1200 hectares with a large wooded area where guests can go for pleasant walks or ride their bikes. The villa was a farmhouse dating back to the mid 19th century and 4 generations have followed one another in the property, before renovating it in the '90s and transforming it into a summer residence while maintaining, unaltered, its appearance as a typical Tuscan stone farmhouse. Inside as well, it maintains the flavour of the Tuscan farmhouse with its most characteristic elements such as terracotta floors, exposed wooden-beamed ceilings, a large living room with arches and stone fireplace (ornamental), wooden furniture and accessories in warm welcoming colours. The outdoor areas, in the luxuriant well-kept garden covered in natural grass, include a cosy dining area on the terracotta-paved patio and a swimming pool a few steps from the villa and surrounded by greenery. Thanks to its characteristics and its position, Cosciano is the ideal place for those in search of privacy, relaxation and absolute tranquillity.
Interior:
Cosciano has two floors. The main entrance leads to the large living room, with access to the outside through a French window, and, down a few steps, to the dining room with fireplace (ornamental), with direct access to the garden through a French window and, down a few steps, with access to the outdoor dining area. Also on the ground floor is a guest bathroom, kitchen, laundry area with a door to the outside, and a twin bedroom with single beds and ensuite bathroom with shower. A staircase in the entrance hall leads to the upper floor with two twin bedrooms with joinable beds (one of which in the loft), served by a bathroom with shower, a double bedroom with ensuite bathroom with shower, a twin bedroom with joinable beds, walk-in wardrobe and ensuite bathroom with tub and, lastly, a suite with sitting area, double bedroom and ensuite bathroom with tub. Air conditioning only in the bedrooms.
Park:
The area around the villa covers 1200 hectares of land covered with woods where you can enjoy long relaxing walks in peace and tranquillity. Adjacent to the villa is a beautiful well-kept park of 500 sq m. A row of cypresses borders the dirt drive that leads to the partially covered parking area and then continues up to the entrance to the villa, also easily reached from the parking area via a flight of stone steps. The garden is covered by natural grass and enriched by dense bushes and trees such as holm oaks, oaks, olives and myrtle providing many shady areas, especially in the part behind the villa, set up with comfortable wooden benches where guests can enjoy the fresh air and just relax. Furthermore, throughout the garden are herbs such as rosemary and sage, the typical flavours of Tuscany that you can use to make your dishes tastier. On the covered, tiled patio is the outdoor dining area, connected to the dining room inside the villa.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The swimming pool is located in the area of the garden in front of the property, at a lower level than the villa and reached along a path across the lawn. Rectangular with a stone border, it measures 18 x 6 m with the depth varying from 1.5 to 3 m and has salt purification, internal lighting and Roman steps for access to the water. The surrounding solarium, with an area of 100 sq m in terracotta and 200 sq m in lawn bordering the woods, is equipped with umbrellas and sunbeds to offer maximum comfort to guests. In the pool area, surrounded by a rich vegetation of olives, holm oaks and laurel, are two changing rooms and a cold-water shower. The salt-purified pool is open from the last Saturday of April until the first Saturday of October.
