- EuropAssistance insurance to cover penalties in the event of cancellation of the stay = In addition to objectively documentable health or work-related reasons that were not foreseeable at the time of booking, you can cancel and be reimbursed in the event of reasons related to: Covid-19 infections, epidemics and pandemics that directly affect you, a travel companion or a family member; terrorist attack that has hit the place of stay.
- Lockdown Cancellation Guarantee = In the event that you have to cancel your stay due to lockdowns issued by governments in the 30 days prior to check-in due to the evolution of the Covid-19 pandemic: national lockdown Italy; local lockdown Italy that concerns the area in which the booked villa is located (red zone or impossible to reach due to official restrictions on free movement); national lockdown of your country of residence; local lockdown Italy in the Municipality or area of ​​residence.

The Price Does Not Include:
- Mandatory extra cleaning in case of presence of animals (€ 50.00 per animal per week)
- Tourist tax (€ 2.50 per person per day for the first 3 days. Children under 14 are exempt)

In a hilly position and immersed in the unmistakable scenery of the green hills of Lucca, stands Villa Marraccini, an ancient and welcoming manor house that was a “Metato” warehouse and dryer for chestnuts, a typical fruit of the area, in the early 1800s. The recent renovation, carried out in a particularly careful manner by the owners, has given the villa a unique comfort for its guests, while respecting the typicality of its history. Particular attention was paid to the use of typical materials of the period so as not to distort the uniqueness of the villa, such as: wooden ceilings with terracotta tiles, terracotta floors, the pietra serena of the beautiful fireplace or the characteristic exposed beams of the kitchen. Elegant rooms embellished with antiques, welcoming rooms, a bright equipped kitchen and a lush garden with pergola, embellished with a variety of table grapes and a panoramic swimming pool make this property the perfect destination for those who want to spend a relaxing stay in a quiet setting, although very close to one of the most beautiful Tuscan cities, Lucca. The exteriors of the villa extend in a triumph of colorful flowers, areas dedicated to aromatic plants and a pergola that houses a table adjacent to a well-equipped brick BBQ where you can enjoy unforgettable meals immersed in the beauty of Tuscan nature. The strategic position of the villa is certainly a fundamental feature for those who want to visit the wonders that Tuscany offers, the proximity to Lucca and the motorway entrance allow you to easily and quickly reach villages and historic cities such as: Florence, Pisa, Montecatini Terme, Montecarlo di Lucca, Collodi and the nearby golden beaches of Versilia with the very elegant Forte dei Marmi. ATTENTION: To reach the property it is necessary to cross a village with a narrow roadway not suitable for vehicles with a width greater than 2 meters.
VILLA MARRACCINI HAS BEEN SUBJECTED TO A CHECK-UP BEFORE THE SEASON CARRIED OUT BY ONE OF OUR TECHNICAL MANAGERS, TO ENSURE THE CORRESPONDENCE OF THE DESCRIPTION, OF THE ACCESSORIES REPORTED ON THE SITE AND OF THEIR STATE OF OPERATION/MAINTENANCE, IN ORDER TO ENSURE TO THOSE WHO WILL STAY THERE MAXIMUM QUALITY CLEANLINESS AND COMFORTS.
Interiors:
The property is on two floors, the main entrance is located in the area in front of the pergola with the living area. Upon entering, there is an elegant living room with a typical Tuscan fireplace, on the right you will find the adjacent kitchen that houses the dining area, while on the left, going up a step, you enter a hallway adjacent to a bathroom with shower and the large TV room furnished with comfortable sofas. Going up the typical stone staircase you reach the first floor used as a sleeping area where you will find 3 bedrooms with 2 bathrooms. Also on the first floor, with access from the outside, we find a master room consisting of a double bedroom and an en-suite bathroom with shower and Turkish bath. Air conditioning in three bedrooms.
Park:
Villa Marraccini is surrounded by a well-kept park, immersed in the tranquillity of the Lucca countryside and with a unique panorama. The park is enriched by the presence of lemon and orange trees, lavender, aromatic herbs and an infinity of flowers with unique colours. Past the entrance gate to the property is a convenient covered parking area, located in the immediate vicinity of the villa, where you will be greeted by wonderful old chestnut trees, olives and cypresses. Then, thanks to the mild climate of the area, you will be accompanied to the entrance by various succulents and a few palms, which stand out against the Plain of Lucca. The garden, with its characteristic terraces, includes various areas dedicated to relaxation such as the grapevine pergola that adorns the outdoor dining and living area with the adjacent brick-built BBQ. Finally, the pool enjoys a breathtaking view of Lucca, providing a unique atmosphere with areas dedicated to your relaxation.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:
The swimming pool, located in the upper part of the property with a unique view of Lucca, is about 40 metres from the main building and reached via a flight of steps in the garden in front of the property. A large wooden solarium is equipped with comfortable sunbeds and shaded by a spacious patio with tables and comfortable benches. The rectangular pool, measuring 6 x12 m with the depth varying from 0.90 to 2.30 m, is lined in sand-coloured PVC and purified with salt. Access to the pool is via a stainless steel ladder and there is lighting both inside the pool and around the perimeter. The pool is open from the last Saturday in April until the first Saturday in October.

Pets: Yes, small and medium size. Acceptance of animals to the facility must be previously authorised by the owner upon communication of the number of animals, size and breed.
