VILLA LEONINA - AREZZO AREA
Located on a hill that overlooks the countryside and the nearest town, Villa Leonina is surrounded by a beautiful park with apples, pears, plums, figs, pomegranates, walnuts, olive groves, ancient oaks and many more. Within just a short driving distance, you can reach Arezzo (37km), Florence (50km) and Siena (58km).
The villa develops on two floors and a tower.
On the ground floor we have the main entrance which opens onto a corridor leading to a spacious living room with dining area. The living room is divided into four areas: the large fireplace, an area with sofas, armchairs and TV, the library area and the dining area with table and chairs for 12. The room opens onto the terrace, garden and the pool area on one side and leads us towards the beautiful kitchen (with large central work area with 5 burners, 2 ovens, microwave, dishwasher, fridge freezer, coffee makers American and Italian, toaster, etc.) on the other side. From the kitchen we can access a beautiful veranda, perfect for al-fresco dining. On this floor, we also find a bathroom with shower and a laundry room.
On the first floor, accessed via internal stairs, we find a second living room with TV and fireplace and the sleeping area. There are a total of 5 bedrooms: a double bedroom with en-suite bathroom with shower, a twin bedroom with en-suite bathroom with bath tub and shower, a twin bedroom with bathroom with shower, two twin bedrooms that share a bathroom with shower. All bathrooms are equipped with hairdryer and the bedrooms have air conditioning. On this floor, there is also a small studio room with a computer, printer and ADSL connection.
Last but not least, we have the beautiful medieval tower which has been converted into a cosy twin bedroom with bathroom with shower. The tower offers 360 degree views over the surrounding countryside.
Outside, the property extends over two hectares of land that is fenced all around and it offers a private swimming pool (8x4m; 1.2 – 2.2m deep; open beginning of May to beginning of October) located in front of the house on a terrace and equipped with sun loungers and umbrellas. There is a large covered veranda with table, chairs and barbecue, ideal for al-fresco meals and watching the sunset. At the back, there is an arched loggia with a pizza oven, chairs and a bench.
