This is the perfect location for two or more families holidaying together who want to enjoy each other’s company but still have their own space!
These two properties together can sleep up to 14 people; 8 in 4 double en-suite bedrooms, 2 single beds, and 2 double sofa beds.
We can also supply if required, a full-size baby cot.

It is ideally situated for seeing all that Umbria, Tuscany, and Marche have to offer, or just enjoying the large 16 x 5m pool and the wonderful 360-degree views of Umbria's unspoiled countryside.
We are located just outside the village of Badia Petroia and its 4c abbey, some 7 km west of Trestina, and just 45 km North of Perugia in the beautiful Upper Tiber Valley.

Property (1)
The Old Villa Farmhouse – Separate free-standing building.
The restoration of this old farmhouse was completed, by us, in 2017. It was the farm building to a much larger 13c property, which is now known as Villa Baroque.
The property upstairs has 2 large en-suite bedrooms which face east and, through the French windows with Juliet balconies, you can see the swimming pool and the wonderful panoramic views.
Both bedrooms have US queen-size double beds, bedside tables, a chest of drawers, a double wardrobe, and HDTV. There is also a single bed and a full-size cot available.
The en-suite marble bathrooms have walk-in showers, a sink, a bidet, and a toilet.
Downstairs, there is a separate toilet with a sink.
The Lounge has a Log burner, queen sofa bed, single chair, coffee table, and HDTV, with access to the patio and garden via French windows.
There is a large, fully equipped kitchen/dinner, with a large table and chairs to seat 8 people, dishwasher, electric cooker, electric hob, microwave, and fridge freezer, with access to the parking area via French windows.
The utility/laundry room houses a washing machine and the central heating/hot water boiler.

Property (2)
The Old Villa Winery – Ground floor apartment of the main building.
The restoration of this ground-floor apartment was also completed in 2017. It had mainly been used as a winery, it also housed a few pigs and cattle during the winter.
The apartment is accessed from the parking area by way of steps and a ramp for wheelchairs or buggies.
Bedroom 1 has a US queen-size double bed, bedside table, chest of drawers, double wardrobe, and HDTV. A single bed can be provided.
The en-suite marble bathroom has a walk-in shower that is designed for a wheelchair (wide/no step). There is a sink that is also wheelchair friendly as is the bidet and toilet. The doors to the bedroom and bathroom are extra wide.
Bedroom 2 has a US queen-size double bed, bedside table, chest of drawers, double wardrobe, and HDTV.
The en-suite marble bathroom has a full-size bath, a walk-in shower, sink, bidet, and toilet.
There is a full-size cot/crib available.
There is a separate toilet with a sink.
The Lounge has a Log burner, queen sofa beds with extra deep memory foam mattresses, and a coffee table that was made out of an original wine barrel top. Through the French windows, you can see and gain access to the outside eating lanai, swimming pool, and garden.
There is a large, fully equipped kitchen/dinner, with a large table and chairs to seat 8 people, dishwasher, electric cooker, electric hob, microwave, and fridge freezer, with access to the parking area.
The utility/laundry room houses a washing machine.

We can also provide a baby bath and a high chair if needed.

The 16m x 5m Swimming Pool is 1.2m to 1.8m deep and is serviced and cleaned weekly.
The 18m x 6m Sun deck faces east, so having the sun all day. It provides a wonderful panoramic view of the Nestor Valley, the hills all around, and the Apennine Mountains.

The gas central heating in both properties is available at an extra charge.

Both properties are also fully Air-Conditioned and are available at an extra charge.

Both properties are accessed through electric remote-controlled gates with video cameras to the 8-car parking area. Inside the property, there is a video screen to show you who is calling and buttons to open the main and side gates.

For your safety and security, both properties are protected by a security alarm system.

Both properties have built-in fire and smoke detectors in all rooms.

This is also a great location for access, being just a 30-minute drive from Perugia airport and the city of Perugia, our regional capital with its mainline train station. The closest international airports are Pisa, Florence, and Ancona, all within a 2-hour drive, and Rome's two airports are just 2.5 hours away.
We are almost in the centre of Italy, with both the Adriatic and Mediterranean coasts approximately 70 miles away.
