The Villa Saraceno is located in a closed residential area, in which a tennis court, bar and a grocery store (seasonal operation) are available. Otherwise there are restaurants and shops on the road from Catania (approx. 25 km) to Syracuse (approx. 35 km), which at the same time ensures good connections to the area of Syracuse, Noto and the area of Catania, Etna. Villa Augusta guests can dine at a fixed price in Tenuta di Roccadia, a few kilometers away.
There are various ways to take a refreshing dip: a few meters from the house there is a path (approx. 150 steps) to the rocky coast, approx. 450 m away is a cove with rock and sand that can be reached on foot, but also the long sandy beach the Catania plain can be reached by car in a few minutes.
The enclosed plot of the quietly located villa has driveway, a parking space and an outdoor shower per apartment, spacious panoramic outdoor areas and an immense roof terrace that offers a wide view of the sea and the countryside.
The double villa half (approx. 115 sqm) enjoys an absolutely spectacular location directly above the sea with an incredible view of the sea, the Catania plain and Mount Etna, which dominates the backdrop! The stretch of coast that connects to the long sandy beach south of Catania is called Costa Saracena, it is a varied rocky coast with individual bathing bays, some with sand.
The house offers living-dining room with 2 couches, armchairs, satellite.-TV, air conditioning unit and large panoramic door to the panoramic terrace directly above the rocky coast, kitchen (new kitchen block, ***, dishwasher and washing machine) with exit to a side panoramic veranda, 2 bedrooms (both with air conditioning unit) and bathroom (walled shower corner) ; an internal staircase for the lower ground floor (pleasantly cool in summer, relatively humid in the transition months) into a large Bedroom with panoramic window on the sea and private bathroom. The equipment is very good for the absolute proximity to the sea, many parts have been renewed, beautiful original stone floor .... The last complete renovation was carried out in 2013!
Extra: from approx. In the middle / end of June to mid-September, the pool (approx. 15 m x 8 m) of a community of owners can be used at no extra charge! If desired, the pool of the nearby Roccadia estate can be used from Easter and until the end of October.
