Beautiful modern villa near Capalbio situated in the “Cacciata Grande” area, in one of the most prestigious and evocative of Maremma along the road leading to the anciente Etruscan town of Vulci. The house is located in a panoramic position on top of a hill, from which you can enjoy a beautiful view of the Tuscan hills.

The location of the house is excellent. It is 1 hour 20 min. far from Rome, 50 min. from Fiumicino airport, 5 minutes from the seaside, 10 minutes. from Capalbio and in a few time you can reach a small village where you can find a supermarket, bar, newsagent, a bread oven and other shops. With a few more minutes drive you can reach the ancient Etruscan town of Vulci, the Golf Club of Argentario and the Terme di Saturnia, a riding school, the tourist port of Porto Ercole and Porto Santo Stefano and Orbetello city.

The villa, in excellent condition, is also elegantly furnished with antique furniture and is equipped with all comforts. The house, that can hosts untill 10 guests, is 240 meters covered on two floors as follows.

On the ground floor there is a large living room with fireplace and with wood-beamed ceilings, a large fully equipped kitchen (large fridge, freezer, electric oven, dishwasher, washing machine, toaster, microwave, etc.), 2 bedrooms and 2 bathrooms. A staircase will lead you to the first floor where there is a large bedroom overlooking the living room, a second bedroom, another small room with two single beds and a bathroom. All rooms are equipped with double bed and have a television.

You will find air conditioning in the living room and at first first floor.

Outside you will find a covered veranda with a large table for breakfast and outdoor dining and another area with umbrellas and sofas from which you can enjoy magnificent views of both the sunrise to sunset. The garden is equipped with tables, umbrellas, chairs, two barbecues, a ping pong table and table football. Mountain bikes are available for your trips to the sea or in the countryside.

The house is surrounded by a fenced of 1000 square meters perfectly kept garden with olive trees and typical Mediterranean plants and by 2.5 hectares of land with 120 olive trees, where flows a little stream. Depending on the season, you will have the fruits from a little vegetable garden (tomatoes, courgettes, melons, watermelons, beans, peppers, figs) grown in organic and taste the oil produced by our family.

For disabled people, from car parking you can easily access inside of the house (ground floor) and then exit in the garden as there is no barrier level (steps, slopes or other).

To stay at the villa you need a car that you can park inside the property.

During the summer period from June 1st to September 30th, the guests of the house will have free access to a private Beach Resort with umbrella and chairs for 4 people. The Beach Resort offers a cafeteria and meals service.

This part of Italy is particularly beautiful: it is located in an area with a mild climate, is near the medieval little town of Capalbio. For beach lovers there are still wild beaches with sand dunes and pinewood, crystal clear water of the sea (Blue Flag), and you can go sailing and windsurfing and scuba diving. Here you will find unspoiled Tuscan countryside to appreciate by walking or biking, there is an excellent local cuisine where you can taste local dishes and the fruits of this land as wine and oil. For those who appreciate the fish, a short distance from the house, you can get a fish shop where to buy fresh local seafood downloaded directly from fishing boats. For lovers of meet there is the option of buying meat and Chianina steaks directly by the farmer.

From here you can make beautiful trips. You can reach Orbetello and its golden beaches of Feniglia and Giannella, catch a ferry to reach the island of Giglio and Giannutri, immerse yourself in the Terme di Saturnia, admire the city of Siena and its Palio, visit the ancient Etruscan town of Vulci and Etruscan tombs in Tarquinia.

For guests there is free wi-fi, wood for the fireplace and barbecue, laundry, hair dryer, iron and ironing board, Illy coffee machine and beds for small children.
