Devon Manor House is a Grade II listed manor (date stone 1665). Surrounded by woodland, fields, gardens, wild flower meadows and lakes, the house also boasts a large open courtyard and a romantic old chapel in its grounds.

Providing breath-taking views and an immediate feeling of home-from-home, Devon Manor House is perfect for family, children and friends. The property has 11/13 bedrooms and nine bathrooms.
The large games barn with an indoor heated swimming pool will keep you entertained for hours on end. The Manor is over a mile away from the nearest neighbour so there are no curfews – perfect for your celebration party.

The spacious light interiors, range of media equipment and well equipped kitchens and bathrooms make it an easy place to come together with friends and family. The property is superbly finished internally with spacious light interiors, a range of media equipment and well equipped kitchens and bathrooms making this a great place to come together with friends or family. It is a warm house, with crisp cotton bed linen and deep sofas. All parts of the house are fully centrally heated and in addition there are wood-burning stoves throughout with an ample supply of logs from the woods.

Exterior
Outside there is a large communal games barn with indoor heated swimming pool, outdoor furniture, bbq and 25 acres of grounds including farmland, lakes and extensive woods. The games barn is equipped with full size snooker and pool tables, table football, badminton, air hockey, basketball, games, bean bags, sofas and much more. The walled garden is adjacent to the main house. Stables provide a warm and welcoming home for dogs which are free to roam the land but not the house please.

#### Location
North Devon is home to some of the world's most beautiful beaches. Saunton Sands, which is only three miles away, is a stunning beach and is the second longest tide in the country. It also hosts a stunning nature reserve for birds at Braunton Burrows.

Croyde beach hosts some of the best surfing in the world and is just a few minutes drive away.
Putsborough, to the west side of Woolacombe Bay, is one of the most beautiful beaches and the perfect place to sit and eat fish and chips while watching the sunset. All coastal walks are well marked.

Braunton is reputed to be one of the largest villages in England. With a good selection of shops, pubs and an award winning fish and chip shop, you'll be spoiled for choice when you take a trip down there. You can rent bikes for the whole family and take a ride along the Tarka Trail, or hire out surf boards for a trip to the beach. There are two supermarkets, a grocer selling local produce, a post office and a Lloyds bank. The Tourist Information office is located in the main car park.

The Manor is three hours from London and the Midlands via M4/5 and the A361.
Barnstaple is five miles away and has a railway station with trains running to Exeter station. Fast trains to London and the Midlands from Tiverton take just two hours. However, use of a car is recommended.
