Elegant Villa with pool situated along the picturesque coastal road ( known locally as the ‘ Adduara’) between Palermo and Mondello , shadowed by the spectacular cliffs of Monte Pellegrino . This unique location guarantees guests an easy proximity to the historic fishing ports of Mondello and the smaller Aranella, and the beautiful and lively sand beach of Mondello.

This contemporary Villa has three diverse levels, all well organized and comfortable. Although the cliff-top position of the Villa allows for natural ventilation especially in the warmer months, the rooms are all air-conditioned, and furthermore decorated with an elegant modern, yet functional style.

The ground floor opens onto an immense lounge room with gaming activities for children (including ping pong table ), large screen television zone, a small gym angle and a home-office.

The first floor represents the main living area of the villa, with an open plan space divided into ‘conversation zones ‘ with clusters of couches and daybeds, the main couch area facing onto an open functional fireplace. There is also a fully accessorized kitchen, facing onto an external terrace, always with expansive sea views. The swimming pool zone comprises 80mq , the pool with a ‘beach’ area ideal for smaller children and again with expansive sea views. The pool area is also well serviced by a small bar fridge, external speakers for the music system and an external shower, toilet and change room. The villa’s unique design encompasses numerous terrace zones that afford the opportunity even in large group situations, for privacy and total relax, immersed in the overshadowing pine trees bordering the villa and with dominating sea breezes and unparalleled views of the Gulf of Palermo . On this level, there is also an additional room with a sofa –bed and adjacent bathroom with shower. Salending the external stairs from this level, one will arrive at the roof top terrace with commanding views over the Gulf of Palermo and on the days where there is maximum visibility, one is able to see th islands of Ustica and further afield, Aliculdi and Filiculdi.

The top floor contains 4 bedrooms, of which 3 have double beds and one triple occupancy. Each room is serviced by its own bathroom and shower

The house is surrounded by garden zones and a large parking zone.

The sea is easily accessible by foot (150 m ) and nearby (circa 1km) there is a mini market, pizzeria and at least two restaurants.

Mondello, with its restaurants, bars and lively atmosphere is also only 2km distance by car.

The villa is situated 15-20 minutes by car from the Palermo historical centre, for further cultural or shopping itineraries.
