Description

The farm is located 10 minutes driving from Epping station (Central Line).

It’s a great escape from the city, by tube, guests will take only 45 minutes from Central London to the farm, where you will find peace, lots of nature, animals and lots of nearby attractions to explore. At the farm, you can relax and enjoy the beautiful farm view, peace and great experience.

The farmhouse is at a horse cross country course, if you are a horse lover, you can bring your own horse and book a session to ride in the course, the season starts in May and goes till September, text for more details.

The farmhouse is the perfect scenery for families with kids experiencing the farm and activities out, couples in love, short breaks with friends, horse lovers and small celebrations.

The Space:

Master En-suite Bedroom 1:
A spacious ensuite bedroom with its own full bathroom (toilet, sink, shower) for its private use; king-size bed, chair, curtains, windows facing the garden and lake, a beautiful view to wake up with.

(This room can be arranged with an extra high raised king airbed to accommodate 2 extra guests.)

Bedroom 2:
It features a king-size bed, nightstands, dressing table and stool, 4 drawers chest, curtains.

Bedroom 3:
It features a double size bed, nightstands, 3 drawers chest, curtains.

Bedrooms 2 and 3 will share the family bathroom between them.

Bedroom 4 (Ensuite):
En-suite bedroom with its own full bathroom (toilet, sink, shower) for its private use, a high raised king or double size air-mattress will be provided, (no curtains), windows facing the stables.

The living room can accommodate two guests on the sofa bed (King size sofa bed).

For groups larger than 10 people, the extra guests can choose to sleep on the sofa bed placed in the living room or an extra floor airbed can be arranged and will be placed within one of the bedrooms. Our max capacity is 12 people counting with children.

The playroom has games such as play cards, dominos... for adults and kids interaction.

Infants are welcome, but unfortunately, the farm does not have amenities facilities for infants, such as crib…

Guest access:

All areas within the farmhouse.

To access the cross country course, only through booking a session or by having permission, as we need to indicate the best time to walk around.

Other things to note:

We will need access to the paddock and stables, which is located in front and back of the house.

Weak wifi in some bedrooms and pool area.

The pool is not hot like a hot tub, due to size and England weather the max temperature reached is 30, it only “breaks the cold.”

We scan all guest’s ID upon check-in. Without physically showing all ID’s, the key will not be released.

We request upon check-in a further £1000 damage protection deposit in cash or card, an invoice is given and it will be returned upon check-out after checking the property. If any damaged, lost key, stains on furniture are caused, it will be deducted from the deposit. The key will only be released upon deposit clearance.

Upon check-in time we will tour the guests around, show every room and explain how the house amenities works, releasing the keys if the guests do not raise any concern, the main guest reserving the property agrees that the property and all amenities, hot tub, furniture described in the listing are perfectly fit for their stay.

TV only works through connecting it to a mobile phone and wifi to watch videos on YouTube, Netflix... there’s isn’t channels or sky etc.
