Villa Anna is a rustic stone villa with a heated swimming pool with hydromassage, two outdoor hot tubs and an infrared sauna. The villa is situated in the hills at an altitude of 240 metres near the Adriatic Sea, surrounded by hundreds of olive and cherry trees on an area of 2 hectares, equipped with all amenities including air conditioning and WiFi. Completely restored in the style of classical architecture, but with modern bathrooms, it has elegant bedrooms, a beautiful kitchen and a living room. The two floors are not connected internally. The heated swimming pool is purified with salt, not chlorine. There is a 0.6 m deep children's section and a 1.4 m deep adult section with a Roman bubble bath ladder. Free pool towels and bathrobes available. There are outdoor wooden and inflatable games for children from 1 to 10 years old, sunbeds, parasols and a large furnished garden. The ideal place to spend a relaxing holiday. From the villa you can easily reach the sea, the mountains, the beautiful cities of Urbino, Fano and Pesaro, the Frasassi Caves, Conero Natural Park and Furlo Gorge. Available from the middle of May 2022: new brick barbecue, wooden playground with walkway and slide for children up to 6 years old, playground with tree and curved slide for children up to 12 years old, automatic lift for access to the pool for elderly and disabled people Heating of the swimming pool is free of charge. Available 2023: outdoor fitness gym with professional equipment, new kitchen with wine fridge cellar.

• For reasons of tranquillity, this holiday home will not be rented to groups of youngsters
• Concerning COVID-19: Guests for this holiday home are only accepted if they can comply with the COVID-restrictions and requirements as implemented by the local government. Please do check the restrictions again shortly before departure as the COVID-restrictions change over time.
• It is strictly forbidden to organise any student party, bachelor party or drinking party in this house
