Description

This beautifully restored 14th century farmhouse will captivate with its tasteful redesign and unexpected amenities. Perched on a hilltop overlooking the scenic Arbia river valley just south of Siena, this villa in Tuscany offers a tranquil, rural retreat while within short range of some of the region's main attractions.

Traditional Tuscan features and modern decor blend perfectly throughout the holiday home, complete with hand-laid tiling in the kitchen and bathrooms. Brick archways separate the spacious living and dining areas, marked by a cozy fireplace in the center. With an informal and formal dining room, a charming covered terrace with stunning views, and an impressive kitchen, family meals at home are a special occasion.

Five peaceful bedrooms provide lovely views of the well-kept grounds. Guests will love days by the pool, and as a special perk, will have access to the annexed gym with a sauna, Jacuzzi, and Turkish bath!

Just 3km away are convenient services, museums, and quaint cafes in the village of Buonconvento. Roughly translating to “happy, lucky place,” this delightful village is likely to make you feel the same. You'll also be within short driving distance to historic Siena and Montalcino for famous Brunello di Montalcino wine tasting.

#### Features
Main Building
Ground Floor
The entrance hall opens out into a spacious living/dining room stretching the length of the building and divided into sections by traditional brick arches. There is a fireplace in the central section and satellite TV with DVD and panoramic glass doors at one end of the living room lead outside. The formal dining area is located at the other end of the living room and glass doors here open out onto a covered, furnished terrace.
The dining area opens into the large, well-equipped kitchen with ample work surfaces, a restaurant-size gas range with steak grill, oven, fridge with freezer and dishwasher. An open brick arch in the kitchen creates a delightful informal dining area on one side. And more doors lead you outside, making this whole area light and airy.
Also on the ground floor is a laundry room that includes a washing machine, clothes dryer and ironing facilities and a bathroom with washbasin and WC.
First Floor
On the first floor there are two double bedrooms, one with an ensuite bathroom and three twin bedrooms. There are two more large bathrooms with bathtubs and shower facilities and a smaller bathroom with washbasin, WC and shower.
The owner has personally directed the restoration of the house and her impeccable taste in colors and fabrics is seen throughout. The building feels light and airy while still maintaining the traditional building with beamed ceilings, brickwork and the cotto floors. All the tiles in the the kitchen and bathrooms are decorated by hand.
Outdoor Space
The garden surrounding the house is perfect for outdoor living. There is a furnished terrace for al fresco dining, a spacious, meticulously well-kept lawn and a private 5 x 12 m swimming pool. The grounds and swimmingpool are maintained by a gardener who lives in a separate farmhouse on the estate property and his wife provides maid service 3 hours per day, 5 days per week. Both are included in the price.
Also within the grounds is a separate gym with 7 specialised pieces of equipment, a sauna, a Jacuzzi, and a Turkish bath. The keyholder will provide you with the access keys.
