Description

Located on the Hudson River between Corinth and Lake Luzerne, Hadley Cottage offers waterfront on the pristine upper Hudson River as well as proximity to both Saratoga (including the famous Race Track--18 miles) and Lake George (13 miles). A sunroom and patio span the front of the house overlooking the River and deeply foliaged Twist Mountain on the far shore (spectacular in Fall). Wicker sofa and chairs provide a pleasant seating area at one end of the porch and a table and chairs at the other end are a perfect place for breakfast or lunch. A floating dock and small "beach" on 75 feet of bulk-headed waterfront afford easy access to the water as well as dockage for kayaks, canoes or a small boat (A public boat ramp for launching is just down the river).

The living room features a large stone propane fireplace, casual sofa and reclining easy chairs, with a large, classic antique pedestal oak table and chairs for family dining and gatherings. A 43” flat screen smart TV (with Roku), Spectrum cable, internet and phone complete this comfortable room. Two bedrooms are adjacent --one with double bed and dresser overlooks the patio and the second with twin beds and a dresser (a third bedroom has been closed off as an “owner’s closet”). The recently refurbished bathroom features a new shower (not shown in photos). The kitchen contains a full complement of very recent stainless steel appliances including a smooth-top electric range, refrigerator, dishwasher, plus a 24-inch stacked washer-dryer.

Hadley is surrounded by local things to do - The Adirondack Crafts school, several riding stables, a rodeo, weekly concerts, a golf course, kayaking (rapids on the Sacandaga spillway), canoeing or tubing down the river, mini golf, a few restaurants and much, much more. Bend of the River 9-hole, par 35 golf course is right around the corner in Hadley. The Saratoga NYRA Thoroughbred Track and SPAC (Saratoga Performing Arts Center) are about 18 miles south via 9N. To the north, Lake George Village at the southern end of Lake George is about 15 miles. Groceries, beverages and everything else you might need are in both Corinth (4 miles south) and Lake Luzerne (2 miles north). And a Dollar General is less than half a mile.

No smoking/vaping anywhere on the property please. Well-behaved, always leashed pets are welcome. Please let us know if there is a pet in your family; bring a sheet for the upholstered furniture and pet bed. There’s an additional $25 cleaning fee.

Broville Rd. is a private, fairly rutted, dirt road. On Google Maps, it appears as a short northern extension of Milart Drive (Entering 50 Milart Dr. will get you to the southern end of Milart. You will pass a couple of small, rustic camps untouched in fifty years, several empty lots (one the former home of a classic log cabin - the burnt logs still in evidence) and then a stretch of four well-spaced, cottages strung along the river. 6 Broville Rd. is the second of those houses - on the water side of the road. The property behind the camps (on the west side of the road) is undeveloped although, very recently, there has been some extensive logging. FYI: The Hadley emergency response teams know where Broville Road is--Delivery services aren’t quite so sure :-).
