THE PROPERTY
Nestled on the hillside of The Wimberley Valley, The View at Eagle’s Nest is an 11-acre property with scenic views of the Texas Hill Country. Ideal for solo travelers, couples getaways, or large groups up to 24. Enjoy privacy and relaxation in our comfortable guesthouses each with their own kitchen, living room, and bathroom. A party room with panoramic windows is perfect for gatherings, workshops, small weddings, meetings & events. Property amenities include:

Road Noise: When outside on the deck noise from the road may be audible.

Quiet Hours: The community is generally quiet and low-key. The residents are friendly and helpful but will respect your privacy as we ask that you respect theirs. Quiet hours are from 10pm-6am.

Events: Host your next event in The Panorama Room with panoramic views of the Texas Hill Country. The Panorama Room is a 1200 sq. ft. multipurpose event center, perfect for business meetings, birthday parties, rehearsal dinners, reunions, art receptions, yoga classes or other workshops. Your guests will enjoy the spacious 850 sq. ft. deck with stunning hill country views. Accommodates up to 40 people. Please inquire about additional rates for events.

Host Availability: Roger is the proud owner of The View at Eagle’s Nest. Darlene is the coordinator and will be the main point of contact throughout your stay. “Roger and Darlene are the best hosts you could imagine. RENTAL RULES
We love that we can share The View at Eagle’s Nest with you but please treat the property and belongings with care.

1. Do not flush anything other than toilet paper. No feminine products or “flushable” wipes should be flushed at any time. If it is found that feminine or other products have been flushed and clog the sewage system, you could be charged damages exceeding $1,000USD.

2. No Smoking. The security deposit (also called “damage deposit”) will automatically become forfeited for smoking indoors and additional remediation expenses may be imposed

3. No Pets. We aim to promote an allergen-free environment. The security deposit (also called “damage deposit”) will automatically become forfeited if a pet or other animal is found on the property and additional cleaning expenses may be collected.

4. No Unregistered Guests. Please abide by occupancy limits. People other than those set forth above may not be on the property at any given time. Any person on the property is the sole responsibility of Guest. If there are more guests than disclosed in the Rental Party, the security deposit (also called “damage deposit”) will automatically become forfeited and guests may be asked to leave without refund and a $250 service fee.

5. The property is privately owned; the owners nor property manager are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners, Bonhost LLC and its representatives are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

6. No illegal substances are to be used, sold, or distributed on the property.

7. No parties and/or loud music. Please respect the neighbors and their privacy. The property is equipped with a noise monitoring system. Excessive noise may result in termination of your stay without refund.

8. Keep the property in good order and do not move furnishings.

9. No Smoking. The security deposit (also called “damage deposit”) will automatically become forfeited for smoking indoors and additional remediation expenses may be imposed.

10. Only use appliances for their intended uses.

11. Practice safety at all times.

12. Parking: Please park under the carport.

13. Housekeeping: Please keep the home tidy and follow checkout procedures. There is no daily housekeeping service. Daily maid service is not included in the rental rate. While linens and bath towels are included in the unit, we do not permit towels or linens to be taken from the house. Do not leave wet towels on the furniture.

14. Checkout is at 11AM. Late checkouts may be subject to a $30/hr fee as we often have new guests arriving and schedule cleaners to arrive soon after 11AM.

15. Weather, Disease, Acts of God and Unforeseen Circumstances: Owner, manager, and their representatives are not liable for any inconveniences, delays or Guests inability to access a unit as a result of any temporary or permanent issues which arise from weather, construction, road closures or conditions, natural disasters, reasons for travel including the cancelation of events or conferences, government orders, diseases, pandemics, viruses, illnesses, closings, pollution or other acts of God which are beyond owner or manager’s control. No refunds will be given for any inconveniences, delays or cancellations due to, but not limited to, aforementioned conditions. We encourage Guest to purchase a travel insurance policy that will allow you to cancel for any reason.

16. Wimberley is a Dark Sky City, which means turn off your outdoor lights in the evening. This will increase your star gazing opportunity and saves energy!

17. No parties and/or loud music. Quiet Hours between 10pm-6am

18. Use of The Panorama Room for gatherings is not granted with your reservation. A separate event fee and rental agreement is required for use of The Panorama Room for gathering

19. Please respect the neighbors and their privacy.

20. Burn ban may be in effect. Central Texas and especially the Texas Hill country has been experiencing extreme drought conditions.

We reserve the right to remove guests without refund for violating these house rules, misuse of the space as a short-term lodging accommodation, or conduct that disturbs the general peace and comfort of other guests, managers, property caretakers, and homeowners.
