Set the famous Bordeaux vineyards, this villa is a real haven of peace. Whether you enjoy sunbathing by the pool overlooking the vines or cool off under the covered terrace whilst also enjoying the surrounding views or simply read a book the house has everything you would want.

Charming property located amidst the Fronsac vineyards, 3 km from Fronsac village and 5 km from Libourne.
The villa itself has three bedrooms, an enclosed mezzanine with an additional bed and a bathroom on each level. There is ample space for eight people but the house can welcome up to six adults and four children. The garden offers plenty of shade and the thick walls keep the property cool in the summer which is most appreciated.
Just 150m away is the Chateau Franc Capet, a family run vinery since 1850 where, by appointment, you can visit and try the strong, ruby red wine they produce. Also within walking distance is Chateau.
The famous wine-producing town of St Emilion is a short 20-minute drive away. Further east you can easily discover the highlights of the Dordogne including Riberac, Perigueux and Bergerac, all a little over an hour’s drive distant. The ocean beaches of Lacanau or the sheltered coastline of the Charente Maritime are both an hour and thirty minutes’ drive. The property is easily accessible via the motorway which is only a few kilometres away. Bordeaux and its airport are 45 minutes by car.
We recommend no more than six adults in the party as the fourth bedroom is more suited to children.

ACCOMMODATION
Living/dining room, TV, DVD player, hi-fi, corner sofa. Spiral staircase leads to enclosed mezzanine overlooking kitchen with double bed and desk.

Ground floor:
Three steps up from the kitchen into a bedroom with large double bed (160cm x 190cm), fireplace (decor only) and direct access to bathroom. This is the coolest bedroom in the villa which clients enjoy in the summer. French doors leading to terrace with deck chairs, ideal for relaxing in the shade. The terrace leads to both the covered terrace and the pool.
First floor:
Bedroom with large double bed (160cm x 190cm).
Bedroom that can be set up as a twin, triple, quadruple or double bedroom as beds can be pushed together on request. Small window with vineyards view.
Spiral staircase lead to an enclosed mezzanine with double bed (160cm x 190cm), desk and small window with vineyards view.

Ground floor: Bathroom with corner bath and washbasin directly accessible from the bedroom as well as hall. Hair dryer. Separate wc.
First floor: Shower room with wc.

Partially enclosed grounds. 2 terraces. One small terrace with table and two chairs. Second covered terrace accessible from both the kitchen and the ground floor bedroom with table, chairs and barbecue. Very pleasant and cool covered terrace with superb views. Table tennis table. Wooden Wendy house. Four sun loungers and two armchairs. Two parking spaces.

Swimming pool: 7m x 3.5m. Depth: 0.95m to 1.5m (gently sloping). Security system: Alarm and gate. Steps in to the pool. The pool is accessible via a few steps up from the covered terrace.

Included in the rental:
Bed linen and towels (not pool towels). For 2 week stays or more, bed linen and towels are changed once a week
Water and electricity
End of stay cleaning.

Payable on arrival:
Refundable security deposit: 400€ (cash) refunded on departure.
Holiday tax: 1€ per adult per day.

Check-in on Saturday between 5pm-8pm. Late arrivals can be arranged but must be requested at least a month in advance. Checkout before 10am.
In low season non-Saturday arrivals/departures may be considered. Please ask for details.

Please note: There is a small local road that runs along the property and some occasional road noise can be heard in the day usually early morning and late afternoon but not at night.
The owner occasionally and unobtrusively stays in a totally separate studio flat about 10m from the property. The flat does not overlook the property and has a separate entrance but the owner is on hand if required.
