- Stay cancellation guarantee for Lockdown = In the event that you have to cancel your stay due to lockdowns issued by governments in the 30 days prior to check-in due to the evolution of the Covid-19 pandemic: national lockdown Italy; local lockdown in Italy concerning the area in which the booked villa is located (""red"" area or impossible to reach due to official restrictions on free circulation); national lockdown of your country of residence; local lockdown in Italy in the Municipality or in the area of residence.

Casa Sant'Elia is a luxurious private villa located in the rolling hills of the province of Ancona. The house stands in a property of four hectares, among olive groves and vineyards, about 270 metres above sea level, next to the charming village of Filottrano. What was once a historic farmhouse, dating back to the early 20th century, has been transformed with care and style into an elegant and comfortable residence. Particular attention has been paid to the use of materials such as the floor in antiqued Trani stone on the ground floor, the antique marble steps recouped from an old monastery, the solid oak parquet in the sleeping area, the original exposed beams, the vaulted ceilings and the fine finishes and contemporary design which, combined with unique and original details, confer and release great charm. Large elegant rooms embellished with refined furnishings, spacious and welcoming bedrooms, a large fully-equipped kitchen and a beautiful garden with private swimming pool, make this property the perfect destination for family reunions or for hosting groups of friends who wish to spend a relaxing stay in the rolling hills of the Marche region. The panoramic veranda, with a beautiful view over the cultivated fields, that change colour according to the season, and the hills typical of this area of the Marche, serves as the ideal place for hanging out and dining, barbecuing and cooking pizza in the wood oven. In the garden is a small characteristic silo that offers the convenience of an external bathroom with shower near the pool. All this just 10 minutes from the delightful little town of Filottrano where you can find shops and basic services. Thanks to its location, between the Adriatic Sea and the upper Apennines, Casa Sant'Elia is the ideal base from where to explore the beauties of the area, from tourist and cultural centres, such as Cingoli, Jesi, Macerata, Corinaldo, Recanati, Loreto and Ancona, to the beaches of the Adriatic Sea and the Conero Regional Natural Park.
Interior:
The house has 3 floors covering about 340 sq m. The main access is on the ground floor consisting of an elegant sitting room with sofas and fireplace, dining room and kitchen communicating with each other and with the pergola through several French windows. A guest bathroom with annexed laundry area, accessible from the kitchen, complete the floor. A marble staircase leads up to the first floor consisting of the main suite with sitting area, loft with double bed and access to the panoramic terrace (also accessible from an external staircase) and en-suite bathroom with tub and shower. Also on this floor there are two double bedrooms with en-suite bathroom with shower, a bedroom with bunk bed and a bathroom with tub. Another twin bedroom with single beds is located on a loft on the second floor, accessible via a small wooden staircase and without entrance door. In the garden, next to the pool, is the characteristic silo, about 6 sq m, with a small bathroom with shower on one side and a small room with a sink on the other.

Casa Sant’Elia is set within a beautiful 4-hectare estate with a large olive grove, a small vineyard and several fruit trees such as apples, figs, cherries, apricots and walnuts. The garden around the house covers an area of about 3000 sq m with large areas of lawn surrounding the house and the pool, with hedges of aromatic herbs, lavender and jasmine to delimit the spaces. The beautiful, wisteria-covered pergola, adjacent to the kitchen and dining room, will host outdoor lunches and dinners and you can enjoy cooking with the wood oven and gas barbecue at your disposal. A few metres from the house is an old silo, now transformed into a bathroom, as well as a large infinity pool and a gazebo with sofas. It will be a pleasure to stroll through the olive grove and the vineyard where, with a little luck, you may spot some of the local wildlife that populates this estate.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The panoramic infinity pool is located at a slightly lower level than the house which is about 10 m away. Measuring 6 x 12 m with the depth varying from 1,20 to 2 m, it is lined in PVC and has chlorine purification and internal lighting. The solarium is in Indian marble and equipped with sunbeds and umbrellas while a gazebo with sofas is located on the surrounding lawn. There is a bathroom with shower in the characteristic silo. The pool is open from the last Saturday in April to the last Saturday in October.
Pets: Yes. € 50,00 per animal per week to be paid on site.
