A 3-bedroom charming retreat nestled in the heart of Davenport, Florida. This delightful residence offers a perfect blend of comfort, style, and convenience, making it an ideal place to call home. With a south facing pool and spacious backyard provides ample room for outdoor relaxation and entertainment. This property enjoys proximity to major attractions such as Walt Disney World Resort, Universal Studios, and SeaWorld Orlando. Residents have easy access to shopping centers, restaurants, and recreational facilities, ensuring a lifestyle of convenience and entertainment.

The house is situated in Sunridge Woods, which is an exclusive community of private homes set within a conservation area. This tranquil setting is close to all the attractions.
The large master bedroom has a queen size bed and ensuite bathroom with direct access to the pool area. It also has a large walk-in closet, smart TV, and hairdryer. The second bedroom has a queen-size bed and the third has twin beds. Both have large closets and share the second bathroom, which also has a hairdryer. The lounge has patio doors overlooking the pool area. It contains two sofas, smart TV, radio/CD player and dining area with table and chairs. The private swimming pool is fully screened (to keep out bugs, but not the sun!) and comes with pool furniture. The fully fitted kitchen includes cooker, microwave, fridge/freezer, dishwasher, and a table and chairs. A washer and a dryer are located in the double garage. All bedlinen and towels, including pool towels, are provided throughout your stay. There are free telephone calls and Wi-Fi.

Self-Check-in with Smart Lock:

All confirmed bookings will receive a booking confirmation letter by email with booking details, check in instructions (including door access codes, and gate procedure), and emergency numbers for after hours prior to the guest arrival.

If you do not receive this, please check your spam folder, or get in contact with our office as this is essential for check in!

HOUSEKEEPING:
There is no daily housekeeping service provided in the rental rate. Before check-in, the unit will be thoroughly cleaned and inspected by a professional cleaning company which cleans high Touch Surfaces, Disinfected, Stocked with New TP, Paper Towel, Hand Soap, and more amenities for your Arrival Use! Bathrooms and Kitchen Surfaces Cleaned with Professional Disinfectant and all Linens and towels are Washed w/Bleach & Soap and Dried on high temperature. During Pre-Arrival Inspection Disinfectant are used again on high touch surfaces. All to be most safe environment for Your Stay! Mid-stay cleaning services during your stay can be requested for an additional fee.

FOOD:
As per Florida law, we are not allowed to leave open food in the refrigerators or kitchen closets, hence, all food items will be removed after the guest checks out and no supply of items such as condiments, coffee powder will not be provided.

Community Rules & Regulations:
** No trailers, boats, campers, trucks, mobile homes, motorized recreational vehicles or motorcycles may be parked in the Community unless parked inside a garage or on the side of (opposite any side street) or behind the Dwelling.

** Recycling and Landscape Waste Pickup: Monday
· All recyclable materials should be placed inside the recycling bin.
· The recycling bin needs to be positioned so the lid opens to the street.
· The recycling bin must be positioned within 3 feet of the edge of the street and must be at least 3 feet from other fixed objects.
· The bin needs to be left outside as above on Sunday evening.

Regular Trash Pick Up: Tuesday
· The bin needs to be left outside as above on Monday evening

** Parking
· No vehicle may be parked in the Community except on paved streets and paved driveways.
· No inoperative vehicles shall be allowed to remain in the Community in excess of forty-eight (48) hours unless kept in an enclosure and not visible from the street or any other Lot.
· No commercial vehicles, except those present on business, shall be parked on any part of the Community.

ADDITIONAL CHARGES APPLY IF NOT COMPLIED where owner must send someone out to fix or repair or pay extra for cleaning.

We can provide extra service that are subject to extra charges for the items outside of the rental property...i.e., BBQ, pool heat, damages, late checkout, and early check in, insurance etc.… Please contact us and we can rent these items to you for your stay.

HOUSE RULES
1) Max Occupancy can accommodate up to 10 guests
2) No parties
3) No Pets
4) No outside guest (visitors)
5) Driveway for 1 car / No parking permitted in the street
6) Only UPS & USPS can access the gate, please consider other pick-up place for packages. You must pick up your food delivery, uber or other delivery/pick-up services at the gate.
7) Please help us keep this home in tip-top condition by leaving the home as you found it. If there is anything in the home that needs our attention, please kindly let us know.

GUEST SCREENING
By placing a reservation with Mid-Florida Home Management and accepting these Terms & Conditions, you, as the Guest, give permission to C & M Worldwide Holdings Inc. to use a third-party company, Safely, to screen your identity and check criminal databases in order to confirm your reservation. A guest screening process will be conducted, and further instructions will be provided to complete this step.
