We offer a unique opportunity to rent out a portion of our large, luxury West Coast Villa. This listing includes 4 bedrooms and 4 bathrooms with 1800 square feet of space. The space includes an entire 1400 square foot Villa with 3 bedrooms and 3 bathrooms and a 400 square foot Bonus Terraced Garden Suite. The Suite is detached from the 3 bedroom Villa but is located as a private suite within our larger 5 bedroom Villa with its own private entrance. You access this suite by exiting the 3 bedroom Villa and descending a flight of stairs to the Suite.

PLEASE NOTE:
The 3 bedroom Villa is yours exclusively. The Terraced Garden Suite is within the larger 5 bedroom Villa on the same property. It is locked off from the rest of that house, but you may hear some household noises from other guests. It does have its own private entrance so there is no direct interaction with other guests.

The benefit of renting a portion of our larger property is that you get to enjoy the property at a reduced rate because the total cost is being shared by all guests in all portions of the property. If you are not comfortable with this arrangement, then please consider renting our 5 bedroom Villa I which gives you use of that space exclusively, or renting the entire 8 bedroom property so you enjoy exclusive use of both houses.

West Coast Villa sits in the hills of Castro Valley overlooking the valley that includes our rolling hills, partial views of the San Francisco Bay and Peninsula, and many gorgeous sunsets.

The 3 bedroom Villa has a great kitchen, an open eating area and living room area, great architectural details, spacious rooms, and all the comforts of a luxury home. It is located two blocks from a grocery store (Safeway) and a Trader Joe's store. We have easy access to freeways and BART. It is located in a quiet and safe residential neighborhood. This well-maintained home sleeps up to 10 guests in real beds. We provide quality linens and bedspreads.

What’s it like? It features a large kitchen with a fridge/freezer, a gas oven/cooktop, a microwave, and a dishwasher. It has a large bar height table that can expand to seat up to 8 people. The living room features two leather reclining sofas. There is a gas fireplace and a flat-screen TV. Each bedroom is unique and has 1 queen bed, TV, drawers and closets, and a bathroom assigned to it. The Terraced Garden Suite has 2 queen beds and a private bathroom.

Due to our unique micro-climate, we are often 10°F - 20°F warmer than San Francisco during the day and we normally cool down at night with the early evening fog that rolls in from San Francisco.

Enjoy the rear tropical gardens, lemons ripe for the picking, and a Weber BBQ grill for your enjoyment.

The landscaped and manicured gardens were planted by the owners and are for your enjoyment. You are invited to pick fruit for your personal use from our private “orchard.” We have, in season, apples, plums, cherries, Valencia Oranges (for juice), and Naval and Mandarin oranges for eating as well as lemon trees. There are Queen and Pygmy Palms that grace this property. The many varieties of flowers often fill the estate with an intoxicating fragrance of roses, lavender, star jasmine, and orange, lemon, and apple blossoms. There is something fresh for every season.

You should make yourself at home during your stay. Enjoy the gardens and the outdoor patio.

You can expect that either the owners will be living in the larger attached Villa or there will be another family renting it. The rear yard is a shared yard but generally, guests in the larger house use a side yard that is more convenient for them. There are parts of the property that are not accessible for guests. The garages are reserved for storage and maintenance items, but there is plenty of driveway parking and street parking for more than 15 cars. The hot tub and patio in the side yard will not be available for your use. They are reserved for guests who are renting the larger house.

Our rates are based on the total number of guests.

We follow a good neighbor policy. We respect our neighbors’ right to the quiet enjoyment of their property. As a result, we maintain Quiet Hours at all of our properties from 10 p.m. - 7 a.m. This is to maintain peace in our neighborhood as well as in the home when guests are sharing spaces in our large Villas.

- We DO NOT permit events or parties or any non-registered guests at this property.
- Do you need room for more guests? Ask, we also have other properties that may be available for extra guests.
- All guests (including visitors, children, infants, day-use guests, etc.) must be registered. No one else is permitted on the property. A violation of this rule will result in immediate termination of this agreement with no refund.
- This is a pet-free and smoke-free property. We do not allow smoking of any kind in or around the property. We do not permit pets.
- Please use coasters when putting drinks on wood furniture
- We expect our guests to treat others in the neighborhood as they would wish to be treated. It's a simple but profound way to live!
- All guests must provide a government-issued photo ID (driver's license, passport, etc.). upon arrival and sign our rental agreement.

- Infants: Free of charge for infants under 2 years old. Our insurance and HOA require us to list all guests including infants in the count for occupancy. We DO charge for ALL occupants. The extra person charge is collected upon arrival or through the platform. We can also provide a Pak-n-play crib and a high chair.

Parking: There is plenty of free street parking on both sides of the street in front of our Villas. Please do not park in a red zone or in front of driveways or over sidewalks.

Weather:
Castro Valley has some of the greatest weather on Earth. We are close to San Francisco, but we seldom suffer the cold, damp fog during the day. From April through October, you can expect temperatures to range from 70 to 90 degrees Fahrenheit (20°C to 33°C) during the day. We often enjoy cooler nights as the San Francisco fog eventually makes its way across the Bay and stops at the Castro Valley hills. There are significant temperature fluctuations or micro-climates throughout the Bay Area and we encourage you to be prepared for 20-degree swings in temperature. Dressing in layers is always appropriate.

Planning Ahead:
If there are specific sights you want to see (such as Alcatraz) we encourage you to book your tickets in advance as many of the popular tourist attractions sell out.

House Rules:
We ask that you treat our family home as your own and leave it in the same way as you hope to find it.

The Day of Departure:
We want your stay here to be one of the best vacations of your life. When it comes to the time to leave, we do not want you to worry about doing the laundry and making the beds. This will be taken care of as part of the Cleaning Fee. We will also vacuum, clean floors, bathrooms & kitchen (subject to normal and reasonable use).

We ask you to place all trash in the trash bins.

Please note the cleaning fee does not cover:
Repairs, stain removal, damage, excessive trash disposal, clearing away unwanted items or garbage, washing dirty dishes or glassware.

Use of Home:
No parties, events or unauthorized guests or unregistered guests
We do not permit music, bands, amplified voices, etc. outside.
Any music or amplified voices inside must not be heard outside and must be shut down by 10 p.m.
We do not permit weddings at the property.
We do not permit events that are "adult" in nature.

This is a pet-free, smoke-free, and drug-free property. If you do smoke out on the public sidewalk, please do not discard ashes or butts in lawns or gardens.
