Chelan County has created some rule changes for vacation rentals in Leavenworth and I will include these and a few other things below.**

The property is on Icicle Road which is one of the most famous roads in Leavenworth and is the gateway to so many things to include The Enchantments, Wedge Mountain, the Icicle River, the Wenatchee River for those who wish to float for hours landing in Barn Beach. The house is really two houses connected by a breezeway. The right side of the house has two bedrooms, two baths, a kitchen, dining and living room with fireplace. The left side has a master bedroom that is a former BnB with a downstairs area with another kitchen, living room with fireplace, dining room, bathroom and bedroom with three sleeping spaces (great for kids).

The property is surrounded with amenities. We are one of the few properties in town with a pool, a pool that we've just remodeled and resurfaced with beautiful flagstone. We have an "official" volleyball court, a basketball court, a firepit, a barbecue area with an outdoor wood burning fireplace (fires are typically allowed October 1 – May 30th). The pictures speak volumes.

The pool is private and for our guests only. It's on our property. It's typically open from April 1st or May 1st depending on how long winter lasts. We typically close the pool down October 1st. The pool is heated and kept to around 75 degrees. When it drops into the 30's at night the pool heater typically cannot keep up and this is when we decide to close it down for the winter.

We have a long driveway so there is plenty of room for parking but we are looking at certain restrictions on the total number of cars allowed.

We do everything we can to keep the property absolutely beautiful year around. Recent projects include: exterior of property was just painted, landscaping has been revamped, new pool deck, new pool heater, new stove and dishwasher, two new twin daybeds, new bathroom just added in left side downstairs area, new grill (which we pretty much buy every year because they've become like disposable lighters). The list goes on.

*Here are some of the new rules implemented by the county that every vacation rental has to adhere to. For a while, according to some of the residents who live in town, vacation rentals became an issue with noise, garbage, parking, trespassing, frat like atmospheres and so forth.

As a result:

- We have new neighborhood noise restrictions. We are required to have decibel readers.

-We have new parking restrictions and caps on the number of cars (at this time we believe it's one car per bedroom (we have four bedrooms)

- Garbage is taken away by the cleaners during each clean which has raised our cleaning fee. We also still have additional COVID cleaning requirements.

- We also have new house caps which are 2 people per bedroom and this isn't based on bedrooms but another metric. All that said it's been a challenging year for us to say the least but we fought pretty hard and we are glad we were allowed to continue operating as this is by far our main family business.

**Additionally just so there aren't any surprises:

During the winter we require that guests bring a four wheel drive vehicle with snow tires or chains. You will not be able to navigate Leavenworth or our driveway without these essentials. Chains are a pain to put on and take off but they will get you out of a jam in the middle of a snowstorm or if you get stuck. It can easily snow a foot or two overnight and our plow guy sometimes doesn't get to the house until the afternoon. This could put you in a bad spot on check out day. Even a four wheel drive with one or two year old tires can get you stuck (I've been there!). Once you are stuck there isn't anything we can do to help you besides advising you to call AAA. Please come prepared to drive in the snow. (We would advise anyone of this whether you are staying with us or not.) For those who've been to Stevens Pass and have been fine you have to remember that they are plowing both the highway and the parking lot every couple of hours at a minimum.

We charge an extra guest fee for guests over 2 so that we can charge less for small parties and more for larger parties where people are sharing costs, as opposed to simply charging the higher amount all the time.More people means more supplies, more wear and tear, etc. I know this, similar properties with a pool charge quite a bit more than I do.

We require a short term rental contract. We did not used to require this way back in the day but we found it necessary to have one for a myriad of reasons. Mainly now though we have it so people absolutely understand Chelan Counties new rules around vacation rentals. Guests who break Chelan Counties rules result in serious fines for guests and potentially a 3 strikes and I'm out of business policy. We do not have a cancellation policy. We want people to be absolutely sure that they want to book before they book. We also suggest that guests look into vacation rental travel insurance. This can potentially offer you insurance reimbursement in the event you can't travel due to verified illness, verified impossible travel conditions, etc. That said there are 3 ways to get to Leavenworth, Highway 90, Highway 2 and via the Wenatchee Airport. That said in 14 years of doing this I've never seen both passes closed at once. So check the pass report before driving out.
