Description

Our Riverside Retreat is the perfect home for an active family or group of 4-6 to stay in! Our max occupancy is 6 guests (of all ages).
Please be sure to note that NO VISITORS MAY COME TO THE PROPERTY AT ANY TIME DURING YOUR STAY - only registered guests may be at the property during your stay regardless of if they are spending the night - please read all the rental policies for more info.**

3 bedrooms are in the form of two queen beds and 1 twin bunk bed room. The bunkbed room has its own entrance off the main family room and also can be opened up to the master bedroom if you like. This can be super helpful for families with younger children/babies! A pack n play is also provided for families with smaller children.

The retreat is located steps from the Little Miami Scenic Trail which can be seen from the back door/patio. Walk or bike a 1/2 a mile (10 minutes) into the heart of historic Loveland, Ohio where there are shops, restaurants, ice cream parlors, parks, breweries and more!

If you reach out to us first on a third party booking platform (instead of our direct website/email found by googling "BRANCH HILL ESTATE") we will not be able to book you directly because of our agreement with these platforms. If you found us organically and don't want to book on a platform that charges extra booking fess you will need to reach out to us through our website and NOT through a booking platform's messaging system. We can not remove fees or give any discounts of any type when booked through these third party platforms.

**PLEASE do not book or request to book this property if you are interested in or intend to have family, friends, etc. visit you at the property during your stay. We can NOT allow visitors to the property outside of those included on the reservation regardless of wether they intend to spend the night or not and MUST enforce this rental policy per our liability and rental policies. This is part of the legally binding short term rental agreement you much sign when booking your stay and we must uphold that agreement in its entirety. **

If you need a place to stay that you can invite others over to visit you we respectfully ask that you find another property that is able to allow you to use their property and vacation home in that manner. Reach out with any questions directly before booking to clarify any questions you may have.

Before booking please be sure to read the following:

1. Booking individual must provide a copy of their state issued ID to mailto:BranchHillEstate@gmail.com info@BranchHillEstate,com within 24hrs of booking their stay.

2. STR agreement must be electronically signed by booking guest within 24hrs. of booking your stay.

3. Refundable Security Deposit "Hold" of $750 is required to be submitted upon booking your stay. This is refundable after you have checked out. ($1,000 is due when booking on Airbnb)

4. ONLY the guests on your reservation may be admitted to the property during your stay. This home is a maximum of 6 (although 6 guests is a tighter fit here). FIRST and LAST names of all adults and FIRST names and AGES of all children on the reservation must be provided to Branch Hill Estate prior to check-in. ALL ages must be included on your reservation and this includes all newborns/babies through adult.

5. All dogs must be disclosed prior to arrival and all applicable fees paid prior to arrival. Let us know if you have a service dog as we are required by our city and insurance provider to provide you with specific legal info regarding your service animal. Dogs brought to the property without being disclosed will result in a penalty of $100 plus remittance of the daily pet fee.

6. We do not offer refunds for cancelled stays for any reason outside of our cancellation policy (50% refund of stays cancelled at least 30 days in advance, no refunds within 30 days plus $50 cancellation fee). If you would like to insure your stay we encourage you to purchase traveler's trip insurance. It is an option when you are checking out and is offered by a third party insurance agency. You may also purchase it independently through your own source. Thank you for being aware and understanding in full our cancellation policy.

Only 20 minutes from Kings Island and 30 minutes from downtown Cincinnati (Newport Aquarium, Museum Center, etc). 45 minutes to an hour to The Ark and Creation Museum. Loveland Castle is less than 10 minutes away.

Completely remodeled with the classic cottage charm you want in a vacation property and all the modern amenities. Spacious cathedral ceilings in the living room and a brand new kitchen with stainless steel appliances, granite counters, new floors and with lots of natural light. 3 bedrooms and a newly remodeled bathroom/laundry room. The home has 4 beds (2 queen, 2 twins as a bunk bed) in 3 bedroom there is also a portable cot so that it will sleep up to 6 guests. (ideally no more than 4 adults is the best fit though).

Now for the fun part! Start your day by taking a seat on the expansive front porch overlooking the 4 acres of fields and forest and enjoy the gentle river breeze. Later, take a hike down to the river with your chair and sit on the rocky beach to listen to the rapids or bring your fishing pole and try your hand at fishing. Before dark, jump on your bike and head north for a half of a mile to downtown Loveland for dinner or a drink. Wrap up your evening beside the house with a glass of wine next to our cozy campfire area.
A great electric vent free fireplace in the family room makes for a cozy movie night too!

Keep in mind that this is a historic home that is over 100 years old. Although it has been completely remodeled inside and out, there are quirks that come with a historic home like sloping floors, room layouts, settlement cracks here and there to name a few. While those things are expected and don't bother most guests we want to make sure to point them out so you can make the decision before booking if they will bother you. We think they add to the charm and appeal of the home and love the history that this home has sitting next to the bike trail (that used to be the railroad tracks through here!) and is truly part of what we love so much about our sweet little treasure along the trail :)

PETS: we can accommodate up to two dogs (small to medium sized - 50lbs or less) for an additional nightly fee of $25 each. If you have a service dog that you are bringing along we are required to note that on your reservation file and provide you with specific info so you will need to let us know prior to your arrival so that we can provide you that. ANY dogs coming to the property without prior notification will incur a $100 administrative fee.
