You have exclusive use of the Hi Desert Ranch Upper Grounds. The Upper Grounds are separated from the Lower Grounds by a 500 foot nature path and separate entrances on two different streets.

This is your private space. You and your group have exclusive use to it all during your rental period.

No shared spaces including grounds, facilities, or amenities.

Check-in is anytime after 4pm, we provide a detailed photo walk-through guide to orient you to the property. We are available as you need us, otherwise you have your complete privacy.

The Hi Desert Ranch is located in an area known as "The Mesa" by the locals - people are drawn to its wide-open desert vistas, long light and amazing sunsets. Most properties are on 5 acre lots, with lots of open desert in between, so houses are more scattered about. At night you'll definitely see more stars than neighboring house lights. Wildlife abounds, it's a true treat to be so immersed in the unique beauty of this desert landscape.

RESERVATIONS

• AirBNB booking agreement is for recreational non-commercial overnight accommodation of approved overnight guest. For activities outside this scope (retreats, workshops, filming, events) please contact us to discuss, as different availability, pricing, and requirements apply.
• Reservations are first-come-first-served. We often have multiple inquiries for the same dates (particularly weekends), so we highly recommend booking as soon as possible with estimated guest count. Once your guest count is finalized, booking amount will be adjusted accordingly.
• By booking through AirBNB, booking parties understands and agrees to information as contained in this listing, including posted rules.

YOUR STAY

• Good Neighbor Rules: We are some distance from neighboring houses, however sound can travel far distances in the open desert. Please be aware of our fellow desert dwellers (animal and human) and keep voices/music to non-disruptive volume when enjoying the outdoor amenities. Quiet Hours are between 10pm-8am, during which, please take activities indoors and/or ensure that sound does not travel outside the courtyard walls.
• Children and infants are welcomed. The property can be great for families, as main grounds are fully enclosed. However, the property is *not* childproof. Adults are wholly responsible for the safety of their children, and for the care of the property and items within it.
• The hot tub is heated year-round. The swimming pool is not heated.
• No pets. There is an automatic $250 pet charge in violation of this rule, as the entire grounds must be pressure washed, including all buildings, in order to eliminate any possible territorial marking issues.
• As with all properties in the area, we are on rural internet service. It is most often steady and reliable, if occasionally a bit slow when congested. If you require 100% reliable high-speed Internet service, we strongly advise bringing a personal cellular hot-spot as a back-up. Cellular signal is consistently strong and reliable for all major carriers.
• Storms, snow, and high winds occasionally occurs in the desert. In such cases the following outdoor amenities might not be available for guest use: outdoor fireplace, outdoor lounge spaces, hammocks.
• The scope of our Standard Cleaning Fee is normal guest wear and tear. If additional emergency cleaning/maintenance staff is needed to restore the property on schedule, guests agree to pay these additional costs in full. We hope this doesn't happen, as this puts considerable strain on our hard-working crew.
• By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

• Additional Overnight Guest Fee: $75/person/night for parties of 7 or larger.
• Day Guest and Event Fees: Please contact us, permission is required and additional rates and restrictions apply.
