- Stay cancellation guarantee for Lockdown = In the event that you have to cancel your stay due to lockdowns issued by governments in the 30 days prior to check-in due to the evolution of the Covid-19 pandemic: national lockdown Italy; local lockdown in Italy concerning the area in which the booked villa is located ("red" area or impossible to reach due to official restrictions on free circulation); national lockdown of your country of residence; local lockdown in Italy in the Municipality or in the area of residence.

Villa Castiglione is set in the Maremma countryside, 4 km from the beach of Castiglione della Pescaia, a renowned seaside and tourist resort on the Tyrrhenian coast. The structure, with typical 1970s residential features, is coated in whitewash and extends over three levels with floors in terracotta and parquet, and exposed ceiling beams. The rooms, furnished in classical style, are bright and welcoming. The five air-conditioned bedrooms guarantee comfort and privacy. The kitchen with pass-through and the living room with dining table, TV and sofas are functional for enjoying a holiday with family and friends. The portico connected to the living room is ideal for breakfast, the poolside gazebo with kitchen, barbecue, TV, dining and living area is perfect for summer lunches and dinners. The wellness area in the basement with sauna, reaction tub and chromotherapy will regenerate you after a day at the beach. The outdoor gym in front of the portico allows you to keep fit surrounded by a manicured garden. The location is perfect for those in search of privacy, relaxation and tranquillity, for lovers of the sea, hiking, horse riding and fishing with the various well-equipped nature trails that abound in this area. The geographical location allows guests to easily visit the most renowned cities of art and characteristic towns such as Vetulonia, Grosseto, Punta Ala, Massa Marittima, Scansano, Castagneto Carducci while just over an hour away are the Argentario, Saturnia and Siena. Just 4 km from the villa is the town of Castiglione della Pescaia with all necessary shops and services. Please note. The keeper lives inside the park, next to the entrance gate.

Interior:
Villa Castiglione (approximately 400 sqm) is on three levels connected by an internal staircase. The entrance on the ground floor opens into the living room, with dining table, sofas, ornamental fireplace, satellite and smart TV, and connected, via two large sliding French windows, to the portico on the gym side for outdoor dining. To the left of the living room is the well-equipped kitchen connected to the dining area by a convenient pass-through while, to the right, is the wooden staircase (12 steps) up to the first floor and the stone staircase (12 steps) down to the basement. The ground floor is completed by the sleeping area with a double bedroom, a bathroom with shower, a double bedroom with exit to the small portico (8 sqm) on the parking side, a double bedroom with ensuite bathroom with shower and exit to the portico on the gym side. The first floor is composed of a study, a double bedroom with dressing room, exit to the terrace, ensuite bathroom with tub and shower and exit to the terrace, and a single bedroom with a queensize bed with exit to the terrace and connected to both the double bedroom and the study. The basement consists of a sitting area and a wellness area with finnish sauna, reaction tub with cold water, chromotherapy, shower, treadmill and guest bathroom. The basement is completed by a hallway which leads to the laundry room and to a French window leading to the ground floor, near the small portico, via an external stone staircase (12 steps). Park:
The fenced park of Villa Castiglione extends for 3000 sqm, is well cared for and is mostly lawn, planted with pittosporum hedges, oleanders, rosemary and olive trees. After the automatic driveway gate, flanked by the pedestrian one, the paved and illuminated driveway (60 m) outlines the olive grove and leads to the parking area with two covered and two uncovered spaces. Crossing the arched hedge we come to the entrance on the ground floor of the villa, next to the small portico onto which a double bedroom opens. On the opposite side, up four stone steps, is the portico (30 sqm) for outdoor dining, connected to the living room by two large sliding French windows and to the bedroom with ensuite bathroom through the French window. 10 m from the portico, on the lawn on a terracotta-paved base, is the gazebo (15 sqm) with the gym that can be completely opened with electric blinds in transparent PVC. From here, crossing another arched hedge, after 20 m and up two stone steps, is the poolside gazebo (60 sqm) paved in stoneware, which can be closed on two sides with manual blinds in PVC, equipped with kitchen, barbecue, satellite and smart TV, sitting area, dining table and treadmill. At the end of the park, beyond the swimming pool and adjacent to the fence, is the bathroom serving the pool. An annex for the exclusive use of the owner, and not accessible to guests, is 1.5 m from the poolside gazebo.The keeper lives inside the park, next to the entrance gate.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:
The private swimming pool for the exclusive use of Villa Castiglione is situated on the same level as the villa, which is 30 m away, at the rear. It is not visible from the villa and can be reached by crossing the stone-paved lawn. Rectangular and measuring 6 x 12 m with the depth varying from 1.10 to 2.20 m near the diving board, the pool is lined in sand-coloured PVC with a stone edge and has chlorine purification and a metal ladder for access to the water. The stone-paved solarium (60 sqm) is equipped with sunbeds, umbrellas and a hot-water shower. 2.5 m from the pool, up two stone steps, is the stoneware-paved gazebo (60 sqm), equipped with kitchen, barbecue, satellite and smart TV, sitting area, dining table and treadmill. The pool has lighting inside the pool, in the solarium and in the gazebo, and is served by a bathroom. It is open from the last Saturday in April to the first Saturday in October. An annex for the exclusive use of the owner, and not accessible to guests, is 1.5 m from the poolside gazebo.
