Casa Amate is a unique glass-fronted home built into the mountain-side overlooking one of the world’s most beautiful freshwater lakes.

With three bedrooms and three bathrooms, sleeping six, this is the perfect place to relax, unwind and take in the spectacular views of the lake and its three volcanoes.

Built into the rock face, the house cascades down four levels, with numerous terraces and interesting features. The space is defined by the rock face, glass, concrete, wood and most of all, light. Every floor offers a subtly different panoramic view of the lake and its volcanoes, framed by tropical vegetation.

Whether you are looking for a romantic getaway, a place to relax and get back to nature, a stylish retreat for a juice fast, a base to explore the lake and immerse yourself in Mayan culture, a family holiday or a sociable gathering with friends, Casa Amate will provide you with an unforgettable experience.

Internal Space:
The accommodation consists of three bedrooms and 3 bathrooms.

Master bedroom: king-sized bed, private balcony and ensuite bathroom with bath and WC.

Second floor bedroom: Standard double bed with porthole, fireplace, private balcony and terrace. The second bathroom includes a large shower, hewn from the rock face and a WC.

Ground floor bedroom: standard double bed, fire-place and ensuite bathroom with shower and WC. French doors open onto the lower terrace.

The double-height, glass-fronted main living area has a chill out area, day bed, dining area for 8, open fire and Bose sound system you can plug into your MP3 player or laptop.

A well appointed kitchen with breakfast bar adjoins the living area and includes: gas hob and oven, large American-style fridge freezer, juicer, blender, coffee machine and cafetière. Coffee, tea, condiments, cooking oil and a basic range of herbs and spices are provided.

External Space:
The house has a folly, five terraces, extensive lawns and a beach.
You will find avocado, banana and papaya trees, which you are welcome to harvest when in season. There are hammocks in the house for you to use, choose where you’d like to hang them. You will find posts with hammock hooks on the beach terrace, lawn, under the avocado trees and in the folly. You will also find a badminton net and racquets in the house.
The Beach: The fire circle is perfect for a sunset fire or BBQ. The bamboo beach Cabaña provides an excellent shady spot to watch the world go by, or to dry off after swimming.

PRACTICAL STUFF The property is best suited for able bodied people as there are 134 steps from the lake to the house. Due to the open staircases, galleried floors and connecting light wells, the house is not suitable for very young children (we would recommend five years old and above). The house has an open plan design; as such it is not suitable for groups who want to be able to close the door on their fellow guests. There are no grocery stores in Santa Cruz, so please remember to get your shopping in Panajachel before you arrive. The house is not available for partying. Smoking indoors is not allowed.
* For shorter term rentals, there is NO DEPOSIT.
* Utility bills for short term lets are included in the price quoted. For longer term rentals of 3 weeks or more, they are extra.
* It is understood that the property is located right on the lake front with the house located on the mountain side in a beautiful and remote part of Guatemala, only accessible by boat. It is paradise, but the terrain can be a bit rocky, so it is NOT SUITABLE for people who are not in good physical health.
* For longer term rentals, the security/damage deposit of $500 will be required in addition to the rental fee, and will be refunded within 20 days from termination of this agreement provided that Guest abides by all terms of this agreement. The damage deposit is to cover breakages and outstanding utility bills in longer term rentals. (So far we have not had to make any deductions for breakages, as we do not include small items, such as plates etc...)
* In the event of cancellation, a FULL REFUND of rental fees and security deposit may be made dependent on Owner's ability to rent to other parties for the specified rental period.
* I agree to have no more than the number of people than those whose details have been included on the reservation for occupancy.
* CLEANING- We are following COVID 19 suggested regulations. Should you prefer not to have the house cleaned Monday, Wednesday and Friday, to avoid contact with the cleaner, please let us know/
* There is no parking on the premises. All cars must be parked close to the dock, from where you need to get a boat to the house which takes around 15 mins.
* I agree to keep the house locked when the house is empty.
* Residents and guests shall maintain a reasonable level of volume from music, and day to day activities.
* This agreement shall not be assigned, nor the premises sublet without the written consent of the owner or his agents.
* I will maintain this property in as good condition as I find it and agree to replace or pay for any loss, or damage to the satisfaction of the owner.
* I agree that no occupants will smoke within the house. Smoking is allowed in outdoor areas.
* It is understood and agreed that owner of said premises will not be liable for any damages or injury to Guest or other occupants and their property from whatever cause arising from the occupancy of said premises.
* I agree to vacate said premises upon the termination of this agreement at the hour and date shown above. (Should you need some extra time to check out, we will do our best to accommodate you)
* Upon payment for the property & accepted by owner, this shall constitute a Legal Rental Agreement.
