* No parties or events are allowed on the property to maintain a peaceful environment.
Please contact us if you want to host a gathering or small party. We will determine this on a case-by-case basis. Penalties may apply if damage or mess is caused during your stay.
* Parties or events are not permitted on the property, and noise levels must be kept down from 10 PM to 7 AM to maintain a peaceful environment.
* To ensure a healthy and pleasant stay for everyone, we maintain a strict no-smoking policy inside the house. This policy encompasses traditional smoking, vaping, and the use of electronic cigarettes. Please use the provided outdoor ashtrays and ensure doors and windows are closed while smoking.
* We have a strict' no pets' policy to maintain a harmonious environment for all our guests.

Our maximum occupancy is 11. Please contact us if you have a group larger than that so we can ensure there are enough sleeping spaces for your entire party. We do not want guests to sleep on sofas or the floor.
Please let us know the correct number of guests (including children and infants) at the time of your booking! If you fail to do so and occupy the house with more people than announced, we will have no choice but to end your stay.

We are enforcing a strict no-pet policy for this property.
Please be advised we are strictly enforcing our no-party policy. We have a beautiful home with custom furniture, providing a first-class guest experience we want to preserve. We have video surveillance on the house's entry to ensure guests adhere to this policy. All guests will be removed from the premises immediately, and a $3,000 fee will be charged to the renter.
No smoking inside the home. Please be respectful of this house rule. We often have back-to-back bookings and need to ensure that our new guests arrive to a non-smoking environment. If you smoke inside the home, a $500 fine will be applied.
Please be respectful of our neighbors. Per Dunedin city noise ordinance, quiet hours are from 11 pm - 7 am. Thank you for adhering to this ordinance.
