We collaborate with third parties to offer you everything you will need during your stay: from Montefalco wine to in-room massages!
-Garden with Pool
The villa is surrounded by a large, well-kept garden, in which there is a private saltwater swimming pool, from which you can enjoy the view of the countryside and vineyards. After a refreshing bath, you can rinse off using the outdoor shower. Thanks to the hammock and sun loungers by the pool, you can also enjoy the sun and some healthy relaxation. If you prefer to be in the shade, there are chairs next to the pool under a parasol, with a small table on which a chessboard is set.
-Outdoor dining areas
After a day in the sun, you can dine al fresco in one of the two dining areas located in the garden thanks to the barbecue, which is perfect for grilling. The first is under a tent, while the other is located on the porch of the house, and has a wrought-iron table with room for 6 people and a small table for two, on which you can sip good wine while watching the sunset.
-Living room
To enjoy the evening, the alternative is the open-plan living room, which allows you to relax on the sofa and watch a movie, with your Netflix or Prime video account, on the 49-inch flat-screen TV. Also in the living room, there is a wood-burning fireplace and a round table. Next to the dining area, there is a coffee table with a microwave for heating food and a coffee machine with capsules so you can make a good cup of coffee in the morning. Also in the living room, there are designer chairs and a 'Chaise Longue', with a door leading to a bathroom next to it.
-Living Room (FESTIVALS AND EVENTS)
If you are organising an event, the living room layout can be equipped by removing the sofa from the centre of the room to increase space and using the individual pieces as armchairs placed at the edge of the walls. A second wrought-iron table can be set up to display additional food and drink. Finally, the space for the chaise longue and chairs can easily accommodate a mini bar and DJ console.
-Kitchens
There are two kitchens, one inside and one outside. The stainless steel indoor kitchen is equipped with a sink and stove, a dishwasher and an oven, and comes with everything you need, including oil, salt, pepper, sugar, pots, pans, glasses, wine glasses, plates, an immersion blender, and much more. Next to the kitchen is a very spacious fridge in which you can store food. The outdoor kitchen, on the other hand, is connected to the indoor kitchen by a French window, is made of wood and is equipped with a stove and sink, plus various utensils. The latter is perfect for cooking meals outdoors, especially in summer, so that you can have lunch or dinner outside.

-Standard 1 + private bathroom
The first room is equipped with a ceiling fan, radiators, television, and has a double bed. Next to the bed is a window with a view of the garden, blackout curtains, and a socket on each side of the bed for charging the telephone. Opposite the bed, there is an armchair, and a desk, perfect for working and studying, and a wardrobe for storing clothes. Finally, there is a private bathroom, with a toilet, bidet, washbasin with mirror, and shower stall.
-Standard. 2 + private bathroom
The second room, equipped with a ceiling fan, radiators, and television, has two single beds, which can be joined together to make a single double bed. Next to the bed are two handmade bedside tables, two wall-mounted bedside lamps and a wardrobe for storing clothes. There is also in the room, an armchair and a terrace connected to the room by a French window. Finally, there is a private windowed bathroom, with a toilet, bidet, washbasin with mirror, and shower stall.
-Standard 3 + private bathroom
The third room, which is also equipped with a ceiling fan, radiators and television, has a double bed and a sofa, wall-mounted abatjour, and two handmade bedside tables, with electrical sockets next to it for recharging the telephone and a wardrobe for clothes. Next to the bed, there is a window overlooking the garden, fitted with blackout curtains. Finally, there is a private windowed bathroom overlooking the garden, also equipped with a toilet, bidet, washbasin with mirror and shower cubicle.
-Junior Suite + private bathroom
On the top floor of the villa is the Junior Suite, which, together with the Senior Suite, is one of the most exclusive rooms in the villa, equipped with air conditioning and radiators. At the entrance there is a cabinet and a wardrobe, while to the right is the bedroom, with a French bed and two wall-mounted bedside lamps, along with electrical sockets for charging the telephone. In front of the bed, there is a window and a French window with blackout curtains, connecting the room to a large terrace with a view of the pool, together with a small table and two chairs. The Suite's private bathroom is windowed and has a toilet, bidet, washbasin with a large mirror, and a walk-in shower with overhead shower and hand shower, as well as hydromassage jets.
-Suites Superior + private bathroom
On the penultimate floor of the villa is the Senior Suite, the most exclusive suite in the villa, equipped with air conditioning and radiators. The room has two double beds, the first on the left, with a window with blackout curtains and a television next to it, while on the right is a double bed, facing small windows from which it is possible to observe the stars during the night. To the left of the bed, there is a wood-burning fireplace and a chaise longue, while to the right is a wardrobe. Finally, the Suite has a private windowed bathroom, including a toilet, bidet, washbasin with mirror, and a very large shower stall.
You will have access to all areas of the property, with the exception of a basement flat with rear access, where the owner lives. All areas will remain private and for the exclusive use of the guests.
-PARKING LOTS
There are several parking spaces within the property, totally free of charge, for a total of 6 cars. There is, however, additional space if you park on the driveway, accommodating more than 10 cars.
-Smoking Policy
Smoking is strictly forbidden inside the villa, but is permitted in the garden, as long as an ashtray is used. There are penalties for transgressors.
-Check-in and Check-out
Check-in time is flexible and has to be agreed with the host, while check-out time is fixed at 10:00 AM.
During your stay, I will be at your complete disposal either by phone or in person if necessary.
