Tucked within a secluded enclave, you’ll find this stunning family retreat. When you pass through the Orchid Village gates from Howells Mere, take advantage of the two allocated car spaces, ensuring your convenience and peace of mind throughout your stay.  

All our properties at Lower Mill Estate, The Cotswolds and Silverlake, Dorset have strict rules to ensure a family friendly atmosphere. Our properties must strictly be used for holiday purposes only and not for working in and or using to commute to and from a place of work. Stag and Hen parties are strictly not allowed at any of our properties, and we reserve the right to cancel your booking if you break the estate rules.

OUTSIDE
Step into the expansive private walled garden that embraces three sides of the property with plenty of room for your children to run and play, delight in the vibrant atmosphere as you relax on the east facing front veranda while the kids amuse themselves on your own in-ground trampoline. The wooden bike and boot racks at the entrance offer convenient storage options for your outdoor adventures at Lower Mill Estate. 

GROUND FLOOR
Once inside, the tastefully decorated entry hall greets you, complete with plenty of storage baskets to keep your shoes organized and the space clutter-free. The timber floors add a touch of elegance, while white walls, hand selected furniture and a predominantly muted palette create a modern colonial vibe with an airy ambiance throughout the home. 

On the ground floor there are three double bedrooms, all with built-in wardrobes, and a family-sized shower room with convenient storage options to help you unpack and feel more at home during your stay.  

The first double bedroom at the front of the property has picturesque views of the front garden.  

At the back of the property, you will find a dual aspect double bedroom with a sliding door that leads to the rear deck and lawn, surrounded by lush foliage (season dependent) and with Swillbrook Lake peacefully resting behind. A third double bedroom also opens out onto the deck and lawn, providing a tranquil retreat. 

FIRST FLOOR
As you make your way up the carpeted stairs, you’ll be captivated by a large picture window overlooking the private side garden, showcasing nature’s beauty at every turn. 
 
On the first floor, a third spacious double bedroom awaits, featuring timber floors, built-in wardrobes, and an en-suite shower room. In addition to the en-suite, there is a large freestanding bath in the bedroom, perfectly positioned to soak while enjoying the panoramic views. This room features a TV, chest of drawers for extra clothes and a ceiling fan to keep you cool in the warmer months. Step through the sliding door and out onto your private deck. Nestle into the hanging egg chair and let your gaze wander over the tranquil trees surrounding Swillbrook Lake and beyond. 

The first floor also presents a good-sized bunk bedroom, perfect for the kids with plenty of carpet space for them to spread out and play. The clever design features a single bed on top and a double bed below, providing ample sleeping space. Built-in wardrobes ensure your belongings are neatly stored away, while the en-suite bathroom with a shower over the bath adds convenience to this room. 

From the bunk room, a sliding door opens out to a large deck, complete with another inviting egg chair, a relaxing spot to hang out with views over the front garden and trampoline below. This deck also features a spiral staircase leading up to the outdoor dining deck above, handy for when you call the kids up for dinner.

SECOND FLOOR
Ascending to the top floor, you’ll be greeted by the main living area, showcasing timber floors that span the entire width of the house. The cosy wood burner is central to this space, inviting both the dining and lounge areas to relish its warm glow.  

To the left of the stairs, a rustic timber dining table comfortably seats eight, setting the stage for memorable meals and joyful conversations. 
 
The well-equipped kitchen boasts integrated modern appliances, including an electric cooktop with overhead extractor fan, oven, and microwave. Ample storage, including lovely wide drawers, catering to your every entertainment need, even for baking enthusiasts. Cleaning up is a breeze with the NEFF dishwasher, while the Hoover 2-in-1 washing machine and dryer offer convenience for that mid holiday laundry. A good-sized wine fridge keeps your favourite beverages perfectly chilled. 
 
Through the sliding doors from the kitchen, you’ll discover a deck adorned with a large outdoor dining table and bench seats, overlooking Howells Mere to the east and welcoming the morning sun.  

The lounge area is bathed in natural light, thanks to the triple-aspect floor-to-ceiling glass. Open the double sliding doors and immerse yourself in the breath-taking 180-degree views of Swillbrook Lake nature reserve and its captivating wildlife.

Entertainment options include a wall-mounted TV, Sonos sound system, and Blu-ray DVD player - feel free to bring your favourite movies. The homeowner's attention to detail has left little to be desired - A thoughtful basket of throw rugs provides warmth and comfort to your evenings. 
 
The west-facing deck off the lounge room invites you to relax and become one with nature. Listen to the gentle sounds of ducks while lounging on the array of sun lounges and comfortable seats as the sun sets over Swillbrook Lake reserve. Take advantage of the gas BBQ for al fresco dining, savouring delicious meals in the company of loved ones. An external spiral staircase connects all floors, providing easy access from the ground floor to the top, ensuring convenience and flexibility.

Not all properties have direct lake access even though they are listed as lakeside. If you are unsure whether this property has lake access please check with our team.

Please be aware that the vegetation surrounding the property is subject to change according to the time of year. This may mean that the views represented in the photos above may vary depending on the season in which you stay with us.

Normal check-in is from 4 pm. Out of peak season, early check-in of 2 pm may be available (at an additional fee). Please contact our office team to enquire.

Check out during off-peak dates is by 10 am on the day of departure. During peak dates (school holidays) check out is at 9 am.

£500 refundable damage deposit is due the week before your arrival. You will be contacted regarding this.

Travel cot and highchair are available for £10, subject to availability. Please advise at the time of booking. Guests to provide their own linen and mattress for the travel cot.

There is a strict 11 pm noise curfew on the estate.

There are 3 electric vehicle charging points on the estate that operate on a first come first use basis.

All our properties are non-smoking.

SEASONAL CLOSURES
Somerford Lagoon Lake is closed from October – March due to nesting birds. The nearest canoe launch point is located near Mill Village as marked on the Estate Map.

The Somerford Nines (Clearwater 1-9). The private outdoor pool closes after the October half term and does not re-open until Easter.

The outdoor Mill Village pool closes after the October half term and does not re-open until Easter.

The Miss Mouse Trail, run by the activity hub closes for the winter months. This is from 1st November to the Easter holidays.
