Mountain-View-Villas – “Villa One” is an outstanding 6 bedroom Rental Villa located 2Km from NAI HARN BEACH and a short walk, about 130m from all local amenities. Located in an upscale and noise free area with no passing traffic. The property is Professionally Managed by the English owner who resides nearby.

The Villa provides an exceptionally high level of accommodation combining an abundance of space with a perfect location. The Villa boasts 630m2 (6,740ft2) of built up area on a plot size of 2,200m2 (23,500ft2). The Villa will sleep 16 adults in full size beds and some additional children in smaller beds. If you have a large group then we can offer our second Villa which has 4 bedrooms and sleeps 12 and is located on the adjacent plot.

THE PROPERTY
The property was designed as a dream home for the owner with little compromise with regard to space and cost. With years of experience of living in Thailand we have been able to incorporated all the features needed to deal with tropical living (Sun, heat and rain). The design links all rooms on the main floor to a large shaded poolside terrace that becomes the focus for activities, entertaining and relaxation.

Built on a single-level, from parking to poolside, the area provides easy access for all ages and levels of mobility and lots of usable space for large groups. All rooms have air conditioning and ceiling fans and the design benefits from the natural wind flow to keep all areas well ventilated and cool without using air conditioning.

OUTSIDE LIVING AREA:
This large covered poolside terrace provides generous space (20m x 6m) for alfresco dining for 20 or more, comfortable seating, poolside fun and evening relaxation. The raised level design provides guests with great views over the pool and large garden to the nearby mountains.

SWIMMING POOL 1:
The large main pool chlorine free pool is 17m x 5.1m and incorporates a large Jacuzzi at the deep end. The filtrations system is chlorine free which makes it much kinder to eyes, skin and hair. We aim to clean and check water chemistry of the pool every few days.

SWIMMING POOL 2:
The second pool is much shallower and is ideal for young children. It ranges in depth 20cm to 80cm.

LOUNGE:
The huge lounge (10m x 7m) incorporates both a seating area for about 12 persons and dining area that will seat 8 persons. The 55” TV has fast internet access as well as Apple TV, Netflix and access to local Satellite TV (UBC) with international news and lots sports channels. There is also a sound system. The lounge has sliding windows which open up almost the entire side facing the pool. There are 1 large air-conditioning units and ceiling fans. The Lounge also has a ¾ size pool/snooker table.

KITCHEN:
The kitchen (4m x 7m) has an impressive range of appliances and equipment. We have 2 large fridges, 2 double sinks, full size dishwasher, 3 ring gas hob, extractor and air-conditioner. There is lots of granite work tops working space and all the cutlery, crockery and glasses for about 14 persons. There is a European style washing machine with soap powder in the lower level.

BEDROOMS/BATHROOMS:

ALL BEDROOMS: Guests are provided with high quality bath towels and pool towels. Facial tissues and toilet paper are provided. Shower gel, Shampoo and Conditioner are complimentary. Endless hot water is provided by three large hot water tanks. The bathrooms all have a spacious modern look fully tiled in modern ceramics. All beds have comfort toppers to ensure you get the sleep you deserve.

BEDROOM ONE – (5.3m x 5.8m - 330ft2) Has a King and one single bed, large wardrobe, air-conditioning, ceiling fan. Sleeps 3 adults and child (small bed) and space for cot. The ensuite bathroom (4m x 2.5m) has a large walk-in shower, large granite counter and mirror with WC and room safe.

BEDROOM TWO – (7m x 6m - 450ft2) Has a King and 1 single bed, large wardrobe, air conditioning, ceiling fan and room safe. Sleeps 3 adults and space for cot or additional bed. The ensuite bathroom (6m x 2m) has a large shower, bath, large granite counter with basin and mirror with WC.

BEDROOM THREE – (3.1m x 5m - 165ft2) Has a King, large wardrobe, air conditioning, ceiling fan and room safe. Sleeps 2 adults and space for cot. The ensuite bathroom (5m x 2m) has a large walk-in shower, large granite counter with basin and mirror with WC.

BEDROOM FOUR – (4m x 4m – 170ft2) Has a King, 1 single bed large wardrobe, air conditioning, ceiling fan and room safe. Sleeps 3 adults. The bedroom has a lockable connecting door to bedroom 3 ideal for children if the parents are in bedroom 3. The private bathroom (5m x 2m) has a walk-in shower, bath, basin and mirror with WC.

BEDROOM FIVE – (4m x 4m - 171ft2) Has a Queen bed, large wardrobe, air conditioning, ceiling fan. Sleeps 2 adults and space for cot. The separate private bathroom (2.1m x 2.1m) has a walk-in shower, granite counter with basin and mirror.

BEDROOM SIX – (7m x 4m - 300ft2) Has a 3 single beds, large wardrobe, air conditioning, and room safe. Sleeps 3 adults and space for cot. The ensuite bathroom (3m x 5m) has a large walk-in shower, large granite counter with basin and mirror with WC. This bedroom is located on the lower level.

THE FOLLOWING SERVICES ARE PROVIDED AND INCLUDED IN RENTAL CHARGE:

CHECK IN AND CONCIERGE ASSISTANCE – We will contact our guests about 2 weeks before arrival at the Villa to arrange Transfers and any other needs they may have. We check in all our guests even late and early arrivals. We also provide concierge assistance during their stay and are available to assist and advise.

TRANSFERS – We include transfers to or from the airport or other location on Phuket. For a booking of 5 nights or more we provide 2 transfers. For shorter booking we provide 1 transfer. Each transfer consists of 1 van which will take up to 10 persons with bags. Additional transfers can be arranged at 1,500 Baht per trip. Vans are limited to 10 persons per van (including children who must be seated). We have a couple of car seats which we can provide at no charge.

ELECTRICITY – We include an allowance of 120 (kWh) units per day. This is normally enough if guests are reasonably careful. Over that allowance we will charge at the current government rate which is about 5 Baht per unit.

CLEANING – We have full time cleaning staff who will keep the Villa clean, make up beds and change bedding and towels. They will visit the Villa at a time convenient to the guests and they are discreet and unobtrusive.

LINEN & TOWEL – We provide high quality Towels and linen. The towels are changed every 2 days and the bed linen is changed every 4 days.

OPTIONAL SERVICES PROVIDED AT EXTRA COST:

SHOPPING SERVICE – We provide access to the Tesco online shopping service and will send our guests login details so they can place an order for food and beverages prior to their arrival at the Villa. We will also receive and pack away the order prior to arrival at the Villa. There is no additional charge for this service other than guests reimburse any payments we have made for items purchased.

DRINKS FRIDGE – We provide a fully stocked drinks fridge containing water, soft drinks and a selection of local beers. On check-out guests pay for what they have consumed or they can replace any consumed items at their own expense.

IN HOUSE CATERING – We can provide a full time chef on a full time basis. In this case the guests will pay a daily for the chef plus the cost of food the chef buys. The other option is to have our Chef Selley prepare the meals on a meal by meal basis. In this case guests pay a cost per meal based on the number of meals prepared. We can send more details on request.

IN HOUSE MASSAGE – We can arrange massage at the Villa for either oil or Thai massage. Costs depend on massage type but are about 400 Baht per hour.
