The villa is located in the middle of a big farm, along with a common large / fully equipped swimming pool of 60sqm and a common tennis court, in a very quiet area.
It is ideal for families: everyone can enjoy the facilities, swimming pool, garden, and equipped kitchens where they can cook easily and low cost. Also for young and friendly couples who like tours to sights and events. It is ideal for 6-10 persons, with 3 big bedrooms, 3 bathrooms, a large living room, big kitchen, office room etc.

The villa is 230m2, fully furnished and fully functional and it consists of 2 floors. At the ground floor there is a very large bright living room, large dining room, roofed balcony, big modern kitchen and 1 WC.
At the first floor there are 3 big bedrooms, 2 big bathrooms, a library and office space, large and bright patio, outdoor balcony and a wardrobe area.

Bedroom No.1 / master bedroom: Double / large bed and exit to its own independent balcony with panoramic east-west view, all around the Corinthian gulf with its own bathroom
Bedroom No. 2: Very spacious room equipped with a large double bed, which can be divided in the middle to create 2 single beds.
At the same time it has a 2nd smallest bed, probably for one child.
Bedroom No. 3: Large room with its own wardrobe, library, work desk, air conditioner and window with spectacular views across the Corinthian gulf.
Independent / isolated office space: Located in a suitable recess and can function as an independent "work station".
Very large living room with 4 large sofas (which can also be used for sleeping by 4 different occupants), monastery type large table, big fireplace and 2 very large folding / swing windows (giving great panoramic view across the garden; Selianitika and the entire Corinthian gulf).
There is a very large inverter / Mitsubishi air conditioner, local alarm control panel and many auxiliary / decorative furniture and fixtures along with a large smart TV.
A large dining area with a monastery-type table (where up to 10 people can sit).
Large kitchen: With many cupboards, shelves and drawers, equipped with permanent and portable cooking equipment, electric cooker, large fridge / freezer, dishwasher, hot and cold water supply with 2 stainless steel sinks and a large window looking to the sunrise for natural lighting and ventilation.

All rooms have air conditioning, there is a smart TV, wooden floors, Wifi inside and outside, alarm system, washing machine and dishwasher, heating system and hot water, swimming pool with sunbeds, big garden, covered barbecue, parking space inside the yard. Cleaning and changing of sheets and towels after 3 nights is included in the price.

Need to set the alarm system at each guest's departure before locking the house.
Guests are responsible for using the pool.
Need for photocopy of passports upon arrival.
Need to check the house for damages prior to the delivery of the keys (on arrival & before departure).
Please make an effort to avoid water and electrical waste.
Need to cooperate with cleaners and gardener.
General cleaning and change of linen is provided every 3 nights.
Smoking allowed outside the structured premises of the villa.
Domestic animals (dogs / cats) are allowed, in their houses (brought by the renters), which are located outside the structured premises of the villa.

The location of the house is ideal for excursions in beautiful areas such as Delphi, Galaxidi, Kalavrita ski resort, Olympia archaeological site,
It is a good base for many excursions to tourist attractions, 6 wineries with wine tasting, religious tourism / monasteries (Mega Cave Agia Lavra), and directions will be given on arrival by the owner or earlier.

Distance from nearby locations of interest: Ancient Olympia 123km, Delphi 139km, Kalavrita Ski Center 72km, Nafpaktos 39km, Arachova 151km.

Every year, during the second half of August, DH.K.EP.A designs and organizes a unique event. OINOXENIA is an innovative custom, a multiday cultural and gastronomic journey to the landscapes and flavors of Aigialeia, to the rich wine culture, to the culture and hospitality of the region, with many sophisticated events and gastronomic happenings.

1) Villa Panorama is located 180 km from the centre of Athens, or 210 km from El. Venizelos, Athens airport (meaning a 2-hours drive from the airport while using the new National Highway).
2) The distance from the new port of Patras is about 30 km, which means less than half an hour driving.
3) The exit number from the National highway is number 23, from where someone who comes with his own car should enter the village of Selianitika and to meet the owner's representative outside of the only church that exists “Saint Vasileios”.
4) For the renters of the country house, it is necessary to rent also a car, whereas the owner (or his representative) can assist them by providing 2-3 addresses of car rentals in Patras or Aigio (Aigio is 6 km away, from the house and is the closest largest city that has all kinds of commercial shops).
5) If the renters wish to come with their own car, or rent one from Athens airport or port of Patras, the owner's representative will wait for them in the centre of Selianitika, at an agreed time.
6) Alternatively, the owner's representative may pick the visitors from Athens airport and take them to the country house, as well as to transfer them back to the airport, in time, (and up to 4 passengers) for a total fare of 250 € for both ways (i.e. roundtrip).
7) Likewise, on the day of arrival (as per previous case), the owner's representative can transfer one of the renters to the car rental office (of their choice), in order to pick up their booked car.
8) Similarly, in the a.m. 2nd alternative, the owner's representative could offer a small tour in Selianitika and/or Aigio, to indicate to the renters suitable super markets, bakeries, restaurants, pharmacies, or anything similar that they may need.
9) Upon arrival at the house, the owner's representative, except from the delivery of the keys to the visitors, could offer information for areas of touristic interest and also instructions for use of the house’ systems and equipment (e.g. alarm, radiator, air conditioners, swimming pool etc).
10) Finally, in case a small damage repair at the house is required, the owner could contact an appropriate technician (i.e. electrician, plumber, etc) to repair the damage, earliest possible time.


Eventually it seems that the pandemic will plague Greece and many other European countries for
many months to come and the various governments will even proceed to successive lockdowns
and market openings alternatively.
Hence, as it turns out the teleworking will be a one-way street for almost all businesses and the public
sector, all trying to take advantage of the technological innovations of telecommunications of our time.
In this context, we offer you the alternative solution of transferring your remote work space to
Panorama or Primavera villa, where in addition to your safe and secluded stay, other opportunities
are offered as for instance:
• Separate areas with comfortable offices for teleworking, which are isolated from the rest of the
cottage, which are very bright and quiet (see related photos).
• A router is installed in each cottage, as well as a third one for the outdoor areas of the cottages with
reception up to the edge of the pool and at satisfactory speeds.
• No passing cars or walkers / travelers or locals are approaching the 2 cottages.
• Excellent quality food is ensured through delivery from 2 neighboring taverns, either grilled or
cooked (different per day).
• The local and complete super market is large enough and complies with all safety rules &
regulations, which is within 5 minutes’ drive to buy everything you need.
• Sports facilities inside the existing court, for jogging / walking around the borders of the farm,
without leaving the cottages.
The above facilities are combined with reduced prices / “winter offers” and with further negotiation
of daily rates for stays longer than 10 days and all to be again combined with your Christmas
holidays, if finally travelling shall be finally permitted (within the coming days).
