Description
Villa Preggiata has a superb location which will appeal to all, from couples wanting a romantic getaway, friends holidaying together or families needing a well-earned break. The property nestles on the Niccone valleys southern slopes and it's perfect rural views, warm and scented airs and well-kept tarmac roads make this a great base for exploring the area, central Italy or even most of Italy.
Arrive at the immaculately renovated traditional stone cottage through the security gate and you are in your own private piece of Umbria, enjoy the privacy and peace of the extensive grounds at your disposal.
The property has been developed by the owner for over 15 years to be an oasis of relaxation and calm with a great attention to detail regardless of cost.
The comfortable living room has great chestnut beams, cool terracotta floors and a wood burning stove for cooler months. There is ample soft seating for all guests and furnished with quality furniture the house is naturally cool in the warm months due to the traditional construction and high ceilings. The dining area is adjacent to the living area close to the kitchen which is fully equipped for cooking an Umbrian feast using locally produced ingredients which are available in every supermarket. There is a utility room for laundry and dumping the day’s shopping bags.
The master bedroom has huge hand crafted chestnut beams a comfortable king sized bed and ample furniture, making this an airy and spacious room.
The second double bedroom has a comfortable king sized bed and ample bedroom furniture.
The third bedroom has two comfortable (one king sized the other single,) beds and if required an infant’s cot. There are also two Z beds available for additional sleeping arrangements. All bed linen is of a good quality and professionally laundered for your stay, all linen is provided, including kitchen cloths, tea towels, full bed linen for the climate, towels and pool towels.
There is a good supply of books, local maps and guides, CD's and games,which guests are welcome to make use of.
Whilst the house is a welcoming home from home for all guests the gardens and pool area is the centre of family life under the Umbrian skies.
There is al fresco dining for every mood and time of day, from a leisurely breakfast on the shady terrace, a lazy lunch under the covered pool gazebo which has a large stone barbecue or a late dinner on the sunset terrace at the foot of the olive groves and overlooking the night lit pool. For sure everyone will go home with many pictures of the lovely sunsets.
The generous 12 x 6 metre swimming pool is large for the size of this villa and has been built to be family friendly with wide safe steps making a good shallow end for safe supervised childrens' bathing. The pool surround is tiled in terracotta tiles and is spacious with ample comfortable seating and quality sunbeds with sun parasols. The views from the pool and sundeck are stunning though the area is very private and secluded. The gardens and pool are maintained to a high standard prior to your arrival and throughout your stay.
There is an endless supply of things to do, see and eat all within just a short drive or even a short walk away if you fancy the 2.7km walk to the restaurant in Preggio village where the service is friendly the food is of a local menu using good quality local products and the prices are so good you will return. Or just pop in for an apparitivo.
The lovely Lake Trasimeno is just a 25 minute drive away where you can laze on a sunbed on the sandy beach at Tuoro while the kids rent a pedal boat or a stand up surf board. For the more adventurous there is wakeboarding, kitesurfing and windsurfing, there is a good ferry service around the lake villages Passignano, Tuoro, and Casteglione del lago and islands Isola Maggiore and Isola Polvese, where a fish lunch is a must do.
A 25 minute drive will take you to the fascinating medieval hill town of Cortona with great views of the valley below, local shops and ancient stone buildings separated by archways and alleyways.
Umbertide 20 minutes drive is the nearest main town which has every amenity that you will need with large supermarkets, banks, post office, bars and restaurants and a nice Wednesday morning market Look out for the Buffalo mozzarella stall and the Porchetta van.....
For the explorers there are Gubbio, Montone, Assissi, Arrezzo, Citta di Castello or Perugia nearby, or for the more adventurous, from Torontola or Perugia take a train to Rome, Florence or Sienna. Umbria and beyond are your oyster.
This holiday rental property is very good value for money, the price for the 2019 summer has been kept low deliberately as this is the first year of it being rented, to make it more affordable and flexible for small groups.
Access to the property and the house are by key code, so you are welcome to arrive at any convenient time after 4pm. A welcome pack is provided. The house is managed by a fluent English/Italian speaking company who can give you support if needed during your stay.
There is a gas central heating system for use during cooler months, the gas used will be charged for at cost price at the time of departure, the house is energy efficient so not a great expense.
On the 1st February 2019 the Eu declared that there will be no visa requirement for UK citizens entering Europe even if the outcome is a No deal Brexit for the foreseable future, all other country's will remain as allways. Please book with confidence.
