OVERVIEW: Sant' Antonio, a recently renovated 19th century Tuscan farmhouse combining English elegance and comfort with Tuscan charm and style, is cool, light, spacious and comfortable. Sitting in its own private setting on top of a hill in the middle of a large, beautiful Anglo-Italian family-owned estate, it enjoys magnificent, unspoilt views. The estate continues to function as a working estate, producing olive oil, wine, arable crops and cured meats.
Despite having many modern comforts, such as wireless internet, an efficient hot water system, WIFI, TV, DVD, Apple TV and Sky etc, the house retains many of its many original traditional features like terracotta floors, vaulted brick ceilings, stone walls, two large fireplaces and wooden beams. The house is surrounded by terraces and gardens with several outdoor seating and eating areas, and of course has the use of a large private swimming pool in a stunning setting (open from mid-May to end of September). The huge, fully equipped kitchen is a great place to try your hand at Tuscan cooking and is also where we can organise cooking lessons for you. You will be looked after by the staff, who have many years of experience at the house, and the groundsmen who maintain the pool and gardens.
The house has been (and continues to be) rented out by the very high-end lettings agency in London for over 20 years: the agency has an international clientele that expects high standards, and as such the house is vetted on a yearly basis.

CHECK-IN and CHECK-OUT TIMES: check-in is between 5pm and 7.30pm: late check-ins are inconvenient as a member of the staff will have to be called in after hours on a Saturday evening. Check-out is NO no LATER than 0930am on your departure day. (Please take these times into consideration for distances to and from airports on your arrival/departure day).
SWIMMING POOL: The pool, which is painted emerald green has incredible views down the valley and is 14m x 7m. It is fenced in with a lockable gate which is up to the tenants to operate. There is a table tennis table near the pool under a pergola. You will have to sign a responsibility and liability waiver to use the swimming pool. The pool is usually opened in mid-May until end of September- an early opening fee of €250 is charged though it is subject to agreement ( weather dependent too).
GARDENS AND OUTDOOR AREAS: The villa is almost surrounded by wide terracotta terracing ideal for eating, socialising, reading or enjoying the views. Surrounding the terrace are large gardens where children can play and adults can lounge and read. There is a walkable path below the house, through the forest, that leads to our ruined 13th century castle, now subject to yearly archaeological excavations. Beyond that, for the fitter walkers, the various paths lead to a ruined medieval bridge on the River Ombrone and through hundreds of acres of woodland.
LOCAL ACTIVITIES: Large pool, walks, excellent restaurants and other local amenities and activities (including a tennis club in the village, golf clubs, riding, polo, sailing, wine tasting, spas and miles of sandy and rocky beaches and Tuscany's tallest volcano (exinct) all within easy drive), and access to many of the best bits of Tuscany, be they Renaissance towns such as Florence, Siena, San Gimignano, Pienza or Montalcino, archaeological sites such as Roselle and Tarquinia (and even Rome), and ancient sulphur baths like Petriolo and Saturnia. In fact the house is very well positioned in the triangle of the sea, site seeing and wine tasting: that said, you may want to spend all your time at the villa, which many of our guests do.
PLEASE ALSO NOTE: Rentals are from Saturday to Saturday, unless otherwise agreed. The price indicated is therefore for a week's stay for the entire villa.
- Taxes and Utilities are included EXCEPT the local tourism tax and heating. The tourism tax is very low at €1 per person per night for the first 7 nights (16 and under exempted). For heating, consider that (i.e. in April and May) it might cost around 250 euros per week to heat the house, if it’s a cooler Spring. Aircon is included in high and peak season weeks ( July and August ), but is 250 euros per week in any other months. There is 4 hours of daily housekeeping 5 days per week (except weekends) included in your stay; they make the beds and do a general tidy up though it is up to and important that the tenants keep the house tidy and clean, and report any damage immediately. The staff will not wash up hundreds of plates for example. Bed linen and towels are changed every Saturday which is included in your stay; any extra changes in the week will usually incur an extra cost. Cooking can be arranged (even for the arrival day) using the services of an external cook who you will pay directly as an extra cost and subject to their availability. The owners and staff are not involved in the food preparation process but we are happy to help organise logistics/menus etc. Cot and/or Highchair available on request.

Sant' Antonio has a charming, newly renovated, 1 bedroom, cottage annex a 3-minute walk away, which can also be rented to achieve a 7-bedroom total capacity.
