Home sleeps 12-14 people with 2 KING MASTERS w/ en-suites, Sofa Sleeper, additional cot & 2 playpens! (*may be additional fee if over 12 guests)

Tastefully decorated, freshly painted, with ALL NEW bedding/linens & towels, Stainless Steel Appliances, and 8 Flat Screen Tv's! (*refreshed again in Dec 2020)

*House Updated with New linens & towels & kitchenware again in Dec 2020 and anything extra we felt needed to be replaced/updated!

*NEW in 2020, a Water Softener has been installed, a Red Leather Couch in the games room, new dining room table just to mention a few new updates!

Full FREE Access to Community Clubhouse and Pool with Umbrella Waterfall; Tennis courts; Volleyball (re-done in 2015); Work-out room on site (24/7); Newly remodeled Computer room with new computers free for guests to use. An indoor sitting area with large screen TV in clubhouse; Wireless internet in clubhouse as well! Free movie rentals available at Clubhouse. *Clubhouse access subject to restrictions and/or closures due to Covid, however we have purchased (4) Tennis Rackets, Tennis balls, and a Volleyball for our guests to still be able to use the outdoor amenities at the Club house even if the ClubHouse is closed due to Covid, you can still use the Tennis and Volleyball courts!

Clubhouse recently repainted, including pool deck. Volleyball court refurbished in 2015! Great place for teenagers to go hang out! *Monthly schedules at the clubhouse for meet & greets, Aerobics, Yoga etc!

* Minimum 3-4 nights stay is only applicable to off season bookings.
* Minimum 5-7 night stay required in mid to peak season.

Maximum of 14 guests at any time. *Might be an extra cost for more than 12 guests for additional cleaning & linens etc.

Minimum age for primary/responsible guest is atleast 25 years of age. If a group booking is not family & children members, all guests must be atlteast 25.

Preferably no sporting event bookings with Coaches and children/high school/university or frat gatherings, unless approved by owner.

No use of Villa for Video and/or Still photography purposes.

No Weddings or Reunion gathering permitted unless approved by owner.

No subletting or transferring of any booking to another guest whatsoever, unless approved by owner.

Cleaning fees are per booking, mid stay or weekly cleans can be arranged through owners management company. However, no outside cleaning companies/agencies or persons may be brought in to clean the villa, including carpet cleaners.

A current Booking & Terms and Conditions form must be completed, agreed to, and signed prior to securing a booking.
